Reveal for 16-Story, 145-Unit All-Affordable Senior Building at 110 St. Edwards Street, Fort Greene

Back in July of 2015, it was revealed that the New York City Housing Authority was planning an all-affordable residential building at 110 St. Edwards Street, located at the corner of Myrtle Avenue within the Ingersoll Houses public housing development, in Fort Greene. Now, a rendering, along with additional details, have been revealed on the building in a report by the New York Times. The building will rise 16 stories and will host 145 below-market rate, senior-exclusive (62-years-old and up) rental apartments. The project, dubbed Ingersoll Senior, will also include a senior center featuring a variety of services. BFC Partners is the developer and will ground-lease the property from the city. Construction is expected to begin next year.

Two Three-Story, Two-Family Residential Buildings Planned at 103-20 96th Street, Ozone Park

Property owner Jer Ming Wang has filed applications for two three-story, two-family buildings at 103-20 – 103-22 96th Street, in Ozone Park, located a stone’s throw away from the Rockaway Boulevard stop on the A train. Each will measure 2,520 square feet, with one apartment located on the ground floor and the second apartment to be hosted on the second floor and an upper penthouse level. The family-sized units should average 1,252 square feet apiece, and both structures will feature a 300-square-foot, single-car parking garage. Flushing-based Thee Shiun Ken is the applicant of record. Demolition permits were filed in November to knock down the 50-foot-wide site’s two-story house.


163 Erasmus Street

Five-Story, Nine-Unit Residential Building Planned at 163 Erasmus Street, Flatbush

Joel Klepner, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, nine-unit residential building at 163 Erasmus Street, in Flatbush, located around the block from the Church Avenue stop on the 2/5 trains. The structure will encompass 9,846 square feet, and its residential units should average 867 square feet apiece. The project will also include a community facility in the cellar and will be topped by a roof terrace. Brooklyn-based Oleg Ruditser is the applicant of record. The 25-foot-wide lot is currently occupied by a two-story house. Demolition permits have not yet been filed.


2073 57th Street

Three-Story, Three-Family Residential Building Coming to 2073 57th Street, Mapleton

Property owner Jacob Mayer has filed applications for a three-story, three-unit residential building at 2073 57th Street, in Mapleton, located eight blocks from the 20th Avenue stop on the N train. The structure will measure 8,180 square feet, and its residential units should average 2,045 square feet apiece, which means condominiums must be in the works. Brooklyn-based Asher Hershkowitz is the architect of record. The 34-foot-wide, 3,590-square-foot site is currently partially occupied by a two-story attached home. Demolition permits were filed in April.
