Two Four-Story, Three-Family Residential Buildings Coming to 98-35 Corona Avenue, Corona

Property owner Tu Kang Yang has filed applications for two four-story, three-unit residential buildings at 98-35 – 98-41 Corona Avenue, in Corona, located five blocks from the 103rd Street-Corona Plaza stop on the 7 train. From from north to south, they will measure 4,405 and 4,540 square feet respectively. Each will contain one full-floor apartment and two apartments that span across two floors. Across both structures, which will contain upper penthouse levels, residential units should average 1,462 square feet apiece, indicative of condominiums. Robert H. Lin’s Flushing-based A&T Engineering is the applicant of record. A two-story brick house must first be demolished.


15 West 119th Street

Six-Story, 13-Unit Residential Project Rises to Third Floor at 15 West 119th Street, Harlem

Back in November of 2014, YIMBY revealed renderings of a six-story, 16-unit residential building planned at 15 West 119th Street, in Harlem. Construction is now underway on the project, which has reached three stories above street level and continues to rise, Harlem+Bespoke reports. Since our last report, the new building applications have been amended slightly. They indicate a six-story, 13-unit building that will measure 13,813 square feet. The apartments should average 824 square feet apiece, and amenities include a storage room for eight bikes, recreational space in the cellar, and a rooftop terrace. Since the units also come with balconies, condominiums may be in the works. Pielet Brothers Construction is the developer, while Design + Urbanism Architectural is designing (replacing Melamed Architect). Completion can probably be expected in 2017.


159 North 3rd Street

Renovations Planned at Two-Story, 27-Unit Mixed-Use Building at 159 North 3rd Street, Williamsburg

Redsky Capital is planning to conduct renovations on the two-story, 27-unit mixed-use building at 159 North 3rd Street and 158-170 North 4th Street, in Williamsburg, located four blocks from the Bedford Avenue Station on the L train. The property owner recently secured a $19 million loan to refinance debt and to fund the project, according to Commercial Observer. Ground-floor retail space totals 48,860 square feet, while 27 rental apartments currently spread across 25,510 square feet of residential space on the second floor. Roughly 21,000 square feet of retail is vacant, although the entire block-thru building is expected to receive renovations and upgrades. Current retailers in the building include a Foodtown supermarket, and the restaurants Umani Burger, Sweetgreen, and by CHLOE.

Development is booming in the borderlands between Long Island City and Astoria, and today, YIMBY has a rendering for a mixed-use apartment building planned beneath the elevated subway tracks on 31st Street, not far from Kaufman Astoria Studios and the Museum of the Moving Image. The seven-story project will rise at 36-31 31st Street, half a block from the 36th Avenue stop on the N and Q trains.
