32-Story Office Building Redevelopment Underway At 390 Madison Avenue, Midtown

A year ago, YIMBY brought you new renderings of redevelopment plans for the 24-story office building at 380 Madison Avenue, between East 46th and 47th streets in Midtown. By removing certain floors within the building, the structure will grow to 32 stories but will retain the same square-footage. According to the Wall Street Journal, the process is well underway, with 18 percent of the original building in total expected to be removed and used for a vertical expansion. The completed building, called 390 Madison Avenue, will have 663,419 square feet of commercial space, most of which will be office space, although the first two floors will contain double-height retail space. L&L Holding Company is developing the project and Kohn Pedersen Fox is designing it. Completion is expected in early 2017.


1815 Sterling Place

Reveal For Three-Story, 27,000 Square-Foot Fire Station At 1815 Sterling Place, Ocean Hill

In the fall of 2015, YIMBY reported on applications filed by the New York City Fire Department (FDNY) for the Rescue 2 firehouse, a new three-story, 27,114-square-foot fire station planned at 1815 Sterling Place, in Ocean Hill. Dezeen has revealed renderings of the building, being designed by Studio Gang Architects. The exterior will be clad in precast concrete panels and red-glazed terra cotta. The facility will include dormitories, a kitchen and dining area, office and storage space, a gym, and third-floor will feature outdoor space. Fire training will also occur at the site. The city has reportedly approved the project, and construction will begin this summer. Completion is expected in late 2017.


Empire Outlets

477,000 Square-Foot Empire Outlets Retail & Hotel Project Rises At 35 Richmond Terrace, St. George

Back in the spring of 2015, BFC Partners broke ground on the commercial-retail complex dubbed Empire Outlets, located at 35 Richmond Terrace in St. George, Staten Island. In the last few weeks, the sprawling structure went vertical with the placement of steel beams. When it’s complete in late 2017, the project will have 100 retailers across 370,148 square feet of commercial space. Towards the center of the complex, atop the retail, a six-story, 190-key hotel will encompass an additional 107,109 square feet. A 1,250-car parking garage will be located below the entire structure, bringing the total square-footage of Empire Outlets to 1,139,313. The developer has already signed a couple dozen tenants, the latest of which is Jewelers on Fifth, according to Commercial Observer. SHoP Architects is the design architect.


32 Schaefer Street

Four-Story, Eight-Unit Residential Building Planned At 32 Schaefer Street, Bushwick

Property owner Menohem Chukroon has filed applications for a four-story, eight-unit residential building at 32 Schaefer Street, in eastern Bushwick, located three blocks from the Chauncey Street stop on the J and Z trains. The new structure will encompass 7,438 square feet in total and will include 5,498 square feet of residential space. There will be two units on each floor and each unit will average 687 square feet, which means rentals are in the works. Long Island-based Shahriar Afshari is the architect of record. A two-story, single-family home must first be demolished.
