Since a vast industrial swath of Mott Haven was rezoned in the South Bronx several years ago, affordable housing developers have slowly begun to build in the area, taking advantage of large vacant lots and cheap, derelict factories. One such developer has filed plans for a 12-story affordable building at 491 Gerard Avenue, a block over from the Major Deegan Expressway and a short walk from the 2, 4 and 5 trains at 149th Street-Grand Concourse.
JDS Development’s 41- and 48-story residential towers planned at 626 First Avenue, on the East River in Murray Hill, are now rising quickly, per Curbed. Construction began nearly a year ago, and completion of the 800-rental-unit development is expected in 2017. SHoP Architects is designing, and façade installation has also begun closer to street level. A 38,000 square-foot park is planned to surround the base of the project.
Nearly a year ago, construction kicked off at 23-10 Queens Plaza South — aka 23-01 42nd Road, in Long Island City — where Property Markets Group is developing a 44-story, 391-unit residential tower, with 30,650 square feet of office space on the third floor. Now the building is up to the 20th floor, according to The Court Square Blog, and glass is quickly encasing the structure. SLCE Architects is the architect of record, and completion is likely in 2016.
Excavation is currently underway for 11 two-story warehouse buildings spanning the lots of 18-21 – 18-27 41st Street and 18-22 – 18-42 42nd Street, in eastern Astoria, encircling the landmarked Steinway Mansion. According to Queens Chronicle, the buildings will stand 30 feet in height and will total 23,450 square feet. Gerald Caliendo is the architect of record, and an anonymous LLC, headed by the property owner Sal Lucchese, is developing. Completion is slated for Summer 2016.
