Six-Story, Three-Unit Mixed-Use Project Planned At 25 Bleecker Street, NoHo

David Smilow, doing business as an LLC based in Union Square, has filed applications for a six-story, three-unit mixed-use building at 25 Bleecker Street, in NoHo. The project will measure 6,758 square feet and includes a 1,074 square-foot retail portion on the ground floor. The residential units will surely be condominiums, averaging 1,895 square feet apiece. One unit will take up the second and third floors, another will occupy the fourth floor, and a third will span the fifth, sixth, and penthouse levels. Michael Haverland, who is also based in Union Square, is the architect of record. An existing three-story townhouse must first be demolished.

The New York City landmarks law was signed 50 years ago this year. So, what better time to talk about some of its successes? Plenty of great structures, such as the Empire State Building, completed in 1931 as a multi-tenant office building, are easy to keep relevant and functioning. Others, however, become obsolete and can no longer perform their originally intended purpose. That’s where adaptive reuse comes in. If you haven’t heard the term, it’s when an old structure is adapted for a new use. It’s often how we are saving our great city.

PMG Plans Condos and Townhouses at 111 Leroy Street in the West Village

After the local community board shot down plans for a 30-unit condo at 111 Leroy Street in the West Village in February, Property Markets Group has scaled down the size of their project between Hudson and Greenwich Streets. The developer filed applications yesterday for a 10-story condo building and five townhouses.

New Hotel Headed for 2632 West 13th Street in Gravesend

Developers are rushing to file plans for hotels before the city’s new rules on hotel construction in manufacturing areas go into effect. The latest project we can add to the list is 2632 West 13th Street, planned deep in southern Brooklyn, in a particularly desolate part of Gravesend.

Two-Story Movie Theater Conversion Underway At 7 Ludlow Street, Lower East Side

Property owner Alexander Olch is currently converting the former warehouse at 7 Ludlow Street, on the Lower East Side, into a two-story, two-screen movie theater, according to Bowery Boogie. The 8,853 square-foot theater, dubbed the Metrograph, will include a bookshop, a café, a lounge, and a restaurant, DNAinfo reports. Work is now focused on the interior of the structure and opening is currently slated for February 19, 2016. Daniel Margulies’ Garment District-based Margulies Houlzki Architecture is the architect of record.

Six-Story, 27-Unit Mixed-Use Building Now Planned At 32-06 Astoria Boulevard, Astoria

In mid-2014, YIMBY reported on applications for a 13-story, 24-unit mixed-use building at 32-06 Astoria Boulevard, in central Astoria, located a stone’s throw away from the N/Q trains’ stop on the same street. Lambros Houliaras, head of Astoria-based Double T Corp., recently scaled down the project and is now planning a six-story, 27-unit building. The 26,016 square-foot structure would include 4,273 and 743 square feet of retail and medical offices, respectively, on the ground floor. Beginning on the second floor, residential units would average a rental-sized 778 square feet apiece. The building will feature a rooftop terrace, and Long Island-based Constantine Efstathiou is the architect of record.

Two Four-Story, Multi-Family Residential Buildings Filed At 766 Macon Street, Ocean Hill

Property owner Thomas Mulzac, doing business as a Brooklyn-based LLC, has filed applications for two four-story, multi-unit residential buildings at 766-768 Macon Street, in Ocean Hill, located three blocks from the Halsey Street stop on the J train. Each one will measure 4,983 square feet each, although one will contain four units and the other will have five units. Across the entire development, units will average 1,107 square feet apiece, which means both rentals or condos may be in the works. Michael McCaw’s Brooklyn-based McCaw Michael Ivanhoe Architect is the architect of record.

Town Board Approves Sale To Build 100-Unit Senior Facility At 715 Dobbs Ferry Road, Greenburgh

The Greenburgh Town Board has approved a deal to sell the former Frank’s Nursery property at 715 Dobbs Ferry Road, in the southern Westchester County town of Greenburgh, to Capital Seniors Housing LLC for $3.5 million. According to Westfair, the developer hopes to build a 90- to 100-unit assisted living facility for seniors on the 6.89-acre site. The town has put forward no more than $2 million to help remediate the property and Capital will have up to two years to receive the proper approvals and permits for construction. The property will not have to be rezoned, something the Board favored when they reviewed plans put forth by other developers. One such proposal called for a 200-unit apartment complex.

Four-Story, Five-Unit Mixed-Use Building Planned At 687 Myrtle Avenue, Bedford-Stuyvesant

Herman Weiser, doing business as a Brooklyn-based LLC, has filed applications for a four-story, five-unit mixed-use building at 687 Myrtle Avenue, in northwestern Bedford-Stuyvesant. Located four blocks north of the G train’s stop at Bedford-Nostrand Avs., the 6,036 square-foot project will include 1,681 square feet of ground-floor retail space. Residential units begin on the second floor and will average 871 square feet apiece. One of units on the fourth floor will also feature a fifth-floor penthouse, and Greenwich Village-based De-Jan Lu Architect is the applicant of record. An existing two-story townhouse must first be demolished.

Property owner David Rubin, doing business as an anonymous LLC, has filed applications for a four-story, five-unit residential building at 149 Skillman Street, in northwestern Bedford-Stuyvesant, three blocks north of the Bedford-Nostrand Avs. stop on the G train. The 10,000 square-foot structure would rise on a 50-foot-wide vacant lot and boast family-sized units averaging 2,000 square feet apiece. The project will likely cater to the Hasidic population, who notably populate this part of Bed-Stuy and, to the north, South Williamsburg. Greenwich Village-based De-Jan Lu Architect is the architect of record.
