Five-Story, 81-Unit Residential Building Rises At 10 Lexington Avenue, Clinton Hill

In the summer of 2014, YIMBY reported on filings for a five-story, 81-unit residential building at 10 Lexington Avenue and 2 Downing Street, in the southern half of Clinton Hill, and now the building is under construction, currently two stories above street level. According to Brownstoner, the building will measure 55,341 square feet in total, and units will average a rental-sized 683 square feet. Joseph Brunner, of Fulton Street Holdings, is developing, and Zambrano Architectural Design is the architect. Completion is expected in the end of 2016.


220 Withers Street

Four Stories, Eight Residential Units Coming To 220 Withers Street, Williamsburg

Sheepshead Bay-based BK Developers Inc. has filed applications for two four-story, four-unit residential buildings at 220-222 Withers Street, in northern Williamsburg, four blocks north of the L train’s stop at Graham Avenue. Eight residential units will spread across 10,102 square feet, for an average unit measuring 1,263 square feet. Igor Zaslavskiy’s Sheepshead Bay-based Zproekt Architecture is designing, and permits were filed earlier this month to demolish existing single- and two-story homes.


175 Delancey Street

Medical Center Takes Three Stories In 14-Story Essex Crossing Tower At 175 Delancey Street, LES

Back in January, YIMBY revealed renderings of Essex Crossing‘s 14-story mixed-use building planned at 175 Delancey Street, on the Lower East Side, where 100 units of senior housing will rise above a four-story podium. Now, NYU’s Lagone Medical Center has disclosed that a 40,000 square-foot medical facility will span three floors in the base, The Lo-Down reports.


2116 Mermaid Avenue

Six-Story, 10-Unit Mixed-Use Building Planned At 2116 Mermaid Avenue, Coney Island

Orek Igor, operating under a Coney Island-based LLC, has filed applications for a six-story, 10-unit mixed-use building at 2116 Mermaid Avenue, on Coney Island, seven blocks from the Stillwell Avenue stop on the D, F, N and Q trains. The building will measure 13,004 square feet, and includes 3,063 square feet for a community facility on the ground and basement levels. Residential units above will average 995 square feet each, although the two top floor units will also share a seventh floor penthouse. Zarina Ross’s Brighton Beach-based Arcon Studio is the applicant of record.


225 East 39th Street

Foundation Work Underway For 36-Story, 372-Unit Residential Building At 225 East 39th Street, Midtown East

Permits were filed early last year for a 36-story, 372-unit residential building at 225 East 39th Street/222 East 40th Street, in Midtown East, and YIMBY later revealed renderings of the project that summer. Since then, a six-story garage was demolished, and now foundation work is underway, per Curbed. The rental units — 20 percent of which will be let at below market rates — will spread across 343,187 square feet of space, with units averaging 922 square feet apiece. Fisher Brothers is developing, and Handel Architects is designing, with completion expected in 2017.
