Permits Filed: 25-Story Apartment Building at 198 East 135th Street, Mott Haven

Development is on fire in the Mott Haven section of the South Bronx, but yesterday’s filings brought the largest ground-up project the neighborhood has seen in decades. Williamsburg-based builder Cheskel Schwimmer filed new building applications for a 25-story residential development at 198 East 135th Street, next the Major Deegan Expressway, the Park Avenue Bridge, and the Third Avenue Bridge.

Four-Story, 10-Unit Residential Building Planned At 568 Lafayette Avenue, Bedford-Stuyvesant

Shlomo Sinay, head of Borough Park-based Candor Capital, has filed applications for a four-story, 10-unit residential building at 568 Lafayette Avenue, in western Bedford-Stuyvesant, half a block from the G train’s stop at Nostrand Avenue. The building will measure 6,661 square feet in total, and units will average a rental-sized 666 square feet; two units on the fourth floor will also share a fifth floor penthouse. Boaz Golani’s Bronx-based BMG Design Build is the architect of record, and an existing four-story, three-unit townhouse must first be demolished.

IFC Center Theater Expansion At 363 6th Avenue Revealed, West Village

Two days ago, YIMBY reported that the IFC Center, at 323 6th Avenue in the West Village, would double the size of their theater, from five to 11 screens. The 9,743 square-foot expansion will fill the vacant lot behind the existing theater, and now Indiewire has renderings of the Cornelia Street façade. Talks are underway with various community and city officials, and approval by the Community Board and the Board of Standards and Appeals is expected by early 2016.
