Developer Acquires High-Profile Site At 23-15 44th Drive, Long Island City

Earlier this year, Citigroup began advertising their development site at 23-15 44th Drive, in Long Island City, and now Jia Shu Xu’s C&G Empire Realty is acquiring the property for $143 million. The 36,000 square-foot site — a block from the Court Square stations serviced by the E, M, G and 7 trains — boasts roughly 780,000 square feet of building potential in the form of residential or commercial space. The new owner’s plans have not been disclosed, but existing three- and single-story structures must first be demolished.

Small-scale development is slowly returning to Wakefield and Williamsbridge, two northern Bronx neighborhoods lined with one- and two-family homes where pockets of new construction grew in the early to mid-2000s. The city downzoned Wakefield in 2007 and Williamsbridge in 2011, discouraging new construction in two of the city’s most affordable places to buy a home. Today, a new building application was filed for a four-story, eight-unit building at 626 East 223rd Street, between Carpenter Avenue and White Plains Road in Wakefield.

Nearly 19,000 Square-Foot Clubhouse Filed At Ferry Point Park, Throggs Neck

The NYC Parks Dept. has filed applications for the clubhouse in Ferry Point Park, at 300 Hutchinson River Parkway, located in Throggs Neck. The Trump Organization is developing the single-story structure, which will measure 18,830 square feet, and will include multiple bar/grills, dining rooms and a pro shop. Renderings of the Hart Howerton-designed structure were revealed a few weeks ago, and completion is scheduled for the first half of 2016.

Four-Unit Residential Development Coming To 410 Bartlett Avenue, Arden Heights, Staten Island

NNT Development has filed applications for a four-unit residential development spanning the vacant lots 410-416 Bartlett Avenue, in Arden Heights, on Staten Island’s South Shore. The project will consists of a three-story, two-unit building measuring 2,250 square feet, and two single-family homes each measuring 1,460 square feet. Stanley Krebushevski’s Staten Island-based SMK Architect is designing.

Loan Recapitalizes 20-Story, 190-Key Hotel Project At 444 Park Avenue South, NoMad

Moin Development and SBE have received a $109 million loan for their planned SLS Hotel at 444 Park Avenue South, in NoMad, Commercial Observer reports. The former 14-story office building is being expanded to 20 stories and converted to 190 hotel rooms; multiple restaurants are also planned. Fortress Investment Group provided the loan, which recapitalizes and restructures existing debt. Completion is slated for Spring 2016.
