Property owner Praim Singh has filed applications for a four-story, 3,130 square-foot commercial building at 132 20th Street, in South Slope. According to Schedule A, warehouse operations will take place on the ground floor, with accessory office space occupying the levels above. Peter Gee’s Gee 2000 Architect is the applicant of record, and the lot comes vacant; the site’s single-story predecessor was demolished in 2003.

The building will measure 6,535 square feet, and will feature retail space on the ground floor and offices on the second. Two units will spread across the remaining 4,580 square feet beginning on the third floor. Shiming Tam is the architect of record, and an existing three-story townhouse must first be demolished.

Construction is well underway to restore and expand the formerly burnt-out seven-story building at 92 Morningside Avenue, in central Harlem, to 10 stories and 75 market-rate rental units. The building, three blocks away from the 125th Street stop serviced by the A, B, C and D trains, appears to be topped-out, according to Harlem+Bespoke. Renaissance Realty Group is developing. ND Architecture & Design is designing, and the project will probably be finished by 2016.
