Commercial Conversion Of Warehouse At 65 Porter Avenue Revealed, East Williamsburg

In February, YIMBY brought you news of Bushburg Properties’ commercial conversion planned at 65 Porter Avenue, which would turn a single-story, 32,620 square-foot warehouse into a commercial building featuring retail and offices in southern East Williamsburg. Now, Brownstoner has renderings, and the building will have commercial units ranging from 630 to 5,000 square feet. A new façade is in store, and future tenants can expect to move in starting January 2016. Michael Avramides Architects is designing.

Revealed: 131-141 East 47th Street, 50-Story Midtown East Condo Tower

Small residential developments have begun arriving on the edge of downtown Jamaica, but YIMBY has seen few projects as large as the eight-story mixed-use building planned for 178-02 Hillside Avenue.

Hudson Companies Planning 39-Unit Affordable Project at 1045 Fulton Street, Clinton Hill

Hudson Companies has acquired the development site spanning 1041-1047 Fulton Street, in southern Clinton Hill, for $7.2 million. According to Brownstoner, the developer plans to build a 39-unit all-affordable building designed by Marvel Architects. The site’s previous owners filed permits last year for a six-story market-rate building, but new applications are impending. The property’s former two- and three-story buildings were demolished last November.

28-Story Hotel & Condo Tower Under Construction at 215 Chrystie Street, Lower East Side

Last summer, YIMBY brought you renderings of 215 Chrystie Street, a 28-story, 370-hotel-room mixed-use tower now under construction on the Lower East Side. According to Bowery Boogie, concrete and rebar are up to the second floor. Ian Schrager and Witkoff are developing, and Herzog & de Meuron is the design architect. Completion is scheduled for late 2016.

Commercial Development Site At 11-01 38th Avenue Up For Grabs, Long Island City

Kenjoy Realty is placing two connected single-story warehouse properties at 11-01 38th Avenue and 37-37 11th Street, in northern Long Island City, on the market for $12.5 million. The assemblage is being marketed as a development site, boasting roughly 86,000 square feet of commercial building potential, according to Commercial Observer. The marketing team states that the site is ripe for a hotel development.

Rezoning Process Begins For Harlem’s Lenox Terrace Tower-In-The-Park Complex

The Olnick Organization has filed pre-applications with the city, beginning the ULURP process that would rezone Lenox Terrace, a tower-in-the-park development bound by West 132nd and 135th Streets, and Malcolm X Boulevard and 5th Avenue in central Harlem. According to DNAinfo, the complex has six 17-story towers, which make up 1,700 residential units, and nearly 96,600 square feet of commercial space is located within perimeter low-rise buildings.

70,000 Square-Foot Movie Theater Approved At 321 Merrick Road, Lynbrook

Village officials have approved the redevelopment of the two-story movie theater at 321 Merrick Road, in Nassau County’s Lynbrook. The expanded structure will measure 70,000 square feet and have 15 screens. Blumenfeld Development Group and The Prusik Group are developing, and completion is expected in early 2017, according to Long Island Business News.

Four-Unit Residential Development Slated For 140 Clifton Avenue In Rosebank, Staten Island

Alexander Grinberg has filed applications for a three-building, four-unit residential development at the vacant lots 140-144 Clifton Avenue and 149 Anderson Street, in Staten Island’s Rosebank. Two three-story, single-family detached homes are slated for 140-144 Clifton Avenue, and a three-story, two-unit building measuring 2,260 square feet is planned on Anderson Street. Calvanico Associates is the architect of record.
