Building permits have been granted for a four-story, 10-unit residential project at 716 Beach Avenue, in the East Bronx’s Soundview section. The new building will measure 10,372 square feet and its residential units should average 821 square feet apiece, indicative of rental apartments. Scarsdale, N.Y.-based L&R&G Contractors Corp. is the property owner and Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 37-foot-wide, 3,750-square-foot lot is currently occupied by a two-story house. Demolition permits were filed earlier this year.
An anonymous Brooklyn-based LLC has filed applications for a five-story, nine-unit mixed-use building at 181 North 7th Street, in northern Williamsburg. The project will measure 14,523 square feet. It will include a 1,972-square-foot medical office on the ground and cellar levels, followed by residential units on the second through fifth floors. The apartments should average 891 square feet, which means either rentals or condos could be in the works. Michael Avramides’s Midtown East-based architecture firm is the architect of record. The 50-foot-wide, 5,000-square-foot lot is occupied by a two-story residential building. Demolition permits were recently filed.
Earlier this week, a local developer filed plans to put up a four-story apartment building at 62 Martense Street, between Bedford and Flatbush avenues in Flatbush. Developer Six Sigma has acquired, for $3.92 million, 4,900 square feet of High Line Transfer Corridor air rights for its planned 10-story, 61-unit condominium project at 517 West 29th Street, in West Chelsea. The development rights will be used to build larger and taller, the New York Post reported. Not including the recently-acquired air rights, the 9,875-square-foot site can accommodate up to 74,260 square feet of residential space, plus an additional 24,490 square feet of commercial or community space. Plans have not been filed with the Buildings Department, although demolition permits were filed in August for the existing six-story warehouse. A construction timeline has not been disclosed.
