Air Rights Acquired for 10-Story, 61-Unit Mixed-Use Project Planned at 517 West 29th Street, West Chelsea

Developer Six Sigma has acquired, for $3.92 million, 4,900 square feet of High Line Transfer Corridor air rights for its planned 10-story, 61-unit condominium project at 517 West 29th Street, in West Chelsea. The development rights will be used to build larger and taller, the New York Post reported. Not including the recently-acquired air rights, the 9,875-square-foot site can accommodate up to 74,260 square feet of residential space, plus an additional 24,490 square feet of commercial or community space. Plans have not been filed with the Buildings Department, although demolition permits were filed in August for the existing six-story warehouse. A construction timeline has not been disclosed.

28-Story Residential-Hotel Mixed-Use Project Tops Out at 577 Ninth Avenue, Hell’s Kitchen

Construction has topped out on the 28-story mixed-use building under development at 577 Ninth Avenue, located between West 41st and 42nd streets in Hell’s Kitchen. Progress on the project, dubbed Pod Times Square, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the structure encompasses 218,872 square feet and rises 300 feet to its main roof, or 363 feet to the top of its bulkhead.



144 Barrow Street

Seven-Story, 16-Unit Residential-Hotel Project Filed at 144 Barrow Street, West Village

William Gottlieb Real Estate has filed applications for a seven-story, 16-unit mixed-use building at 144 Barrow Street, located a few steps from the Hudson River in the West Village. The project will measure 26,684 square feet and rise 80 feet above street level. The ground floor will feature a restaurant, along with separate lobbies for the residential and hotel components. The second and third floors will host the hotel, which will have five suites and an outdoor terrace. The residential units, averaging 878 square feet apiece, will be located across the fourth through seventh floors. Morris Adjmi Architects is the architect of record. The 4,998-square-foot site is occupied by a single-story warehouse. Demolition permits were filed in August.
