Three-Story, 4,000-Square-Foot Office Building Planned At 156 11th Street, Gowanus

Brooklyn-based property owner Angle Martinez has filed applications for a three-story, 3,956-square-foot office building at 156 11th Street, located on the southern end of Gowanus. The ground through third floors will contain commercial-office space. The cellar will be available as accessory space to the offices above. Mohammad H. Baalbaki’s Staten Island-based Baalbaki & Associates Engineering is the applicant of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a three-story townhouse. Demolition permits were filed in September. The Fourth Avenue/Ninth Street stop on the R, F, and G trains is three blocks away.


25 Burgher Avenue

Twin Three-Story, Two-Family Houses Coming To 25 Burgher Avenue, Dongan Hills, Staten Island

Staten Island-based Palermo Construction Corp. has filed applications for two three-story, two-family houses at 25-29 Burgher Avenue, in Dongan Hills, a neighborhood located along Staten Island’s East Shore. The buildings will measure 3,281 square feet each, and across both, the residential units should average a family-sized 1,339 square feet apiece. Each building will come with a 262-square-foot, single-car garage. Lo Bue & Valenziano, a Staten Island-based architecture firm, is the architect of record. The 75-foot-wide, 8,072-square-foot property is occupied by a two-story house. Demolition permits were filed in April.


210 West 31st Street

Church of St. John the Baptist To Be Converted Into 30,000 Square Feet Of Retail At 210 West 31st Street, Chelsea

KBS Capital has entered into contract with Onyx Equities to acquire an 80 percent stake in the Church of St. John the Baptist, a two-story, 23,110-square-foot structure at 210 West 31st Street in Chelsea. KBS and Onyx plan to convert the structure into roughly 30,000 square feet of retail space, The Real Deal reported. The space will be divided between three units, all with space on the ground floor and additional space on the cellar and second levels. A roof patio could also be constructed. KBS is set to pay $39.8 million for the stake. A timeline regarding the sale or construction has not been disclosed. Alteration permits have not been filed at this time.

Scoping Out The Views From The Bryant, 33-Story Hotel And Condominium Tower At 16 West 40th Street, Midtown

It was just weeks ago that The Bryant, a new building along the southern edge of Bryant Park, celebrated its topping out. YIMBY recently went all the way up to the penthouse terraces to check out the view. The Bryant, located at 16 West 40th Street, is a hybrid: the base contains 230 hotel rooms and, starting on the 16th floor, there will be 57 condominium units. Joining their lobbies on the ground floor will be a restaurant. HFZ Capital Group is the developer.
