Construction has topped out on 25 Water Street, a 32-story office-to-residential conversion and expansion in Manhattan’s Financial District. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the project involves the construction of ten stories above the parapet of the former 22-story office building, the replacement of much of its old façade with a modern fenestration featuring more expansive glass, and the gut renovation of its 1.1 million square feet of interiors into 1,300 rental units.

500 Main Street Progresses in Downtown New Rochelle, New York 

Construction is moving along on 500 Main Street, a 26-story mixed-use tower in downtown New Rochelle, New York. Designed by Niles Bolton Associates and developed by BRP Companies and the Urban Investment Group of Goldman Sachs Asset Management, the $200 million project will span 620,000 square feet and yield 477 rental apartments in studio to two-bedroom layouts, with 119 units dedicated to affordable housing, as well as 20,000 square feet for the New York Covenant Church, 2,000 square feet of retail space, and a 429-vehicle parking garage with electric vehicle charging stations. Skycore Builders Inc. is the general contractor for the development, which is being built on a 22,500-square-foot corner lot at the intersection of Main and Church Streets.

Designed by COOKFOX Architects with SLCE Architects as the architect of record and developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, the $1.25 billion project will consist of 29- and 36-story towers spanning a total of 937,808 square feet with 440 units. WSP is the structural engineer for the project.

Re-cladding work is progressing on 489 Fifth Avenue, a 34-story Class A office building in Midtown, Manhattan. Designed by Kahn & Jacobs in the 1970s, the 175,746-square-foot structure is in the process of an extensive exterior overhaul with modern, expansive glass replacing the former window grid on the main western elevation facing the New York Public Library and Bryant Park. RBG is listed as the owner of the property, which is alternately addressed as 12 East 42nd Street and stands on a 5,100-square-foot interior lot between East 41st and East 42nd Streets.
