Four-Story, Four-Unit Residential Building Planned At 158 Bay 49th Street, Gravesend

Brooklyn-based property owner Anselmo Plumitallo has filed applications for a four-story, four-unit residential building at 158 Bay 49th Street, in southern Gravesend. The project will measure 6,100 square feet and its full-floor residential units should average 1,167 square feet apiece, indicative of condominiums. There will be three off-street parking spaces and the apartment on the fourth floor will feature a roof deck. Nicholas Scire-Chianetta’s Brooklyn-based firm NSC Architecture is the architect of record. The 40-foot-wide assemblage consists of a single-story house and vacant lot. The Bay 50th Street stop on the D train is two blocks away.



148-18 Archer Avenue

Revealed: 15-Story, 338-Key Dual-Brand Hotel Under Construction At 148-18 Archer Avenue, Jamaica

A 15-story, 338-key hotel is quietly rising above street level at 148-18 Archer Avenue, in downtown Jamaica, and a rendering of the project has been spotted on the construction fence. The latest building permits indicate the project will eventually encompass 202,314 square feet and rise 170 feet above street level to its roof. It will be home to a 224-key Courtyard Inn on the second through 10th floors and a 114-key Fairfield Inn and Suites on the 11th through 15th floors. Guest amenities will be located on the ground and cellar levels. An anonymous Flushing-based LLC is the developer and Raymond Chan’s Flushing-based firm is behind the architecture. Completion is slated for early 2019.


2230 Adams Place

Four-Story, Eight-Unit Residential Building Planned At 2230 Adams Place, Belmont

A Queens-based property owner has filed applications for a four-story, eight-unit residential building planned at 2230 Adams Place, in the West Bronx’s Belmont section. The project will measure 7,449 square feet and its residential units should average 736 square feet apiece, indicative of rental apartments. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Design Group is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. Metro-North Railroad’s Fordham station is nine blocks northwest.


38-04 48th Street

600-Seat Public School Proposed At 38-04 48th Street, Sunnyside

The New York City School Construction Authority (SCA) is proposing to build a 600-seat middle school at 38-04 48th Street, located on the corner of Barnett Avenue in northern Sunnyside. Before the SCA can purchase the property, the City Council must first approve the project. Community board meetings are currently underway, DNAinfo reported, and feedback will be accepted until November 4. The site is currently occupied by a two-story parking garage structure designed by Clarence Stein, the architect behind Sunnyside Gardens, although the property is not located within the Sunnyside Gardens Historic District. At this point, the SCA has not made a decision whether to demolish the structure or incorporate it into the school if the project were to move forward.
