Foundation Work Underway for 49-Story, 483-Unit Mixed-Use Tower at 118 Fulton Street, Financial District

Foundation work is well underway, now that concrete has been poured, for the planned 49-story, 483-unit mixed-use tower under development at 118 Fulton Street, in the Financial District. The construction progress can be seen thanks to a photo posted to the YIMBY Forums. The new building will eventually encompass 510,928 square feet and stand 574 feet above street level, as YIMBY reported back in July, when an updated rendering was revealed. There will be 5,366 square feet of commercial-retail space across the ground and second floors. The residential units, rental apartments, should average 975 square feet apiece, and will be accompanied by a slew of amenities. Carmel Partners is the developer and SLCE Architects is the architect of record. Completion can probably be expected in 2018.


298 East 2nd Street

Eight-Story, Seven-Unit Residential Project Filed at 298 East 2nd Street, East Village

The Lee Properties Group has filed applications for an eight-story, seven-unit residential building at 298 East 2nd Street, in the Alphabet City section of the East Village. It will measure 14,832 square feet and its residential units should average 1,967 square feet apiece, indicative of condominiums. There will be a duplex apartment across the ground and second floors, followed by full-floor apartments on the third through eighth floors. Storage space for four bikes will be located on the ground floor. Hudson Square-based Zakrzewski + Hyde Architects is the architect of record. The 25-foot-wide, 2,649-square-foot property traded for $7.03 million in October of 2015, after being placed on the market for $8.5 million in 2014. A single-story warehouse must first be demolished. Permits were filed to raze the structure in April.


120 Nassau Street

33-Story, 270-Unit Mixed-Use Building Reaches Seventh Floor at 120 Nassau Street, Downtown Brooklyn

Since it was entirely below-grade back in January, construction is now up to the seventh floor on the 33-story, 270-unit mixed-use building planned at 120 Nassau Street (a.k.a. 199 Jay Street), in Downtown Brooklyn. The latest photo is courtesy of Tectonic, who posted it to the Forums. The latest building permits indicate a 313,093-square-foot, 425-foot-tall structure is in the works. It will include retail space on the ground floor, office space on parts of the second through eighth floors, and residential units across the rest of the second through eighth floors, as well as the 10th through 32nd floors. The units should average 854 square feet apiece, indicative of rental apartments. A slew of amenities will accommodate the apartments. The Clarett Group is the developer and Woods Bagot is behind the architecture. Completion can probably be expected in 2017 or 2018.



2159 83rd Street

Three-Story, Six-Unit Residential Building Planned at 2159 83rd Street, Bensonhurst

Staten Island-based property owner Michael Calabrese has filed applications for a three-story, six-unit residential building at 2159 83rd Street, in southern Bensonhurst. The project will measure 10,080 square feet and its residential units should average 1,249 square feet apiece, indicative of condominiums. There will be six off-street parking spaces. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 60-foot-wide, 6,000-square-foot property is currently occupied by a two-story, multi-family house. Demolition permits were approved in July. The Bay Parkway stop on the D train is four blocks away.
