Three-Story, Six-Unit Residential Building Planned At 3019 Corlear Avenue, Kingsbridge

Brooklyn-based Horizon Construction Inc. has filed applications for a three-story, six-unit residential building at 3019 Corlear Avenue, in the North Bronx’s Kingsbridge neighborhood, located four blocks from the 231st Street stop on the 1 train. The project, totaling 5,798 square feet, will feature 4,177 square feet of residential space, which means units will average a rental-sized 696 square feet apiece. Sometime in the area’s past, the street was raised and many of the older homes now sit somewhat below grade. The site consists of one of those buildings, and permits were filed to demolish the existing 2.5-story house last December. Lower Manhattan-based Chi F. Lau Architect is the applicant of record.


518 West 232nd Street

Three Multi-Story, Three-Family Residential Buildings Filed At 518 West 232nd Street, Riverdale

Flushing-based D&K Realty Development has filed applications for three three-story, three-family residential buildings at 518-522 West 232nd Street, on the southern end of Riverdale in the North Bronx. The square-footage of each building differs slightly, although the entire development will have 8,670 square feet of residential space. Across the buildings, units will average 963 square feet apiece, so either small condos or spacious rental apartments could be in the works. Flushing-based Michael Kang is the architect of record. The site is currently vacant, as its three-story predecessor was demolished back in 2007.

Five-Story, 10-Unit Mixed-Use Building Filed At 3802 White Plains Road, Williamsbridge

Long Island-based property owner Ijaz Ahmad has filed applications for a five-story, 10-unit mixed-use building at 3802 White Plains Road, in Williamsbridge, located directly below the 219th Street stop on the 2 and 5 trains. The project will measure a total of 11,491 square feet and includes 3,470 square feet of medical offices across the ground and cellar levels. The residential units will begin on the second floor and should average roughly 800 square feet apiece. The building will be topped by a rooftop recreational space. Hackjong Choi’s TriBeCa-based Beyond Arch is the applicant of record.

An anonymous LLC based in Midtown South has filed applications for a four-story, 151,874 square-foot warehouse building at 2325 Hollers Avenue, in Eastchester, an industrial neighborhood located in the North Bronx. The block is zoned for medium manufacturing uses, and commercially rentable space in the structure would total 100,279 square feet. Jack Wilbern’s Virginia-based Butz Wilbern LTD is the applicant of record. The assembled lots are vacant with the exception of an auto shop located on the corner.


710 East 221st Street

One Four-Story & Four Two-Story Residential Buildings Filed At 710-718 East 221st Street, Williamsbridge

Long Island-based Gagandeep Singh has filed applications for five small residential buildings at 710-718 East 221st Street, in Williamsbridge, located a block north of the 219th Street stop on the 2 and 5 trains. At 710 East 221st Street, a four-story, eight-unit building is planned, with average units measuring a rental-sized 622 square feet apiece. At tax lot nos. 712 to 718, a row of four, smaller two-story buildings will line the street, each containing two residential units. All of the smaller buildings will boast large, full-floor apartments that average roughly 1,750 square feet in size. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record, and permits were filed in September to demolish the existing two-story house.
