Two Four-Story, Four-Unit Affordable Residential Buildings Planned At 329 Ralph Avenue, Ocean Hill

Habitat for Humanity’s New York City branch is planning to build two four-story, four-unit residential buildings at 329-331 Ralph Avenue, in Ocean Hill, located two blocks south of the Ralph Avenue stop on the C train. According to DNAinfo, all the full-floor residential units will be co-ops, with two of them having one-bedroom layouts and the other six having two-bedrooms. The buildings were filed with the Department of Buildings last October, and will measure 4,380 and 4,500 square feet each, respectively. That means units will average 1,110 square feet across both structures. All of the units will be sold at below-market rates to households making between 50 to 80 percent of the area median income (AMI). David Cunningham Architecture Planning is the architect of record. Groundbreaking is scheduled for this summer and completion is expected in early 2017.

Four-Story, Seven-Unit Residential Project Planned At 669 MacDonough Street, Ocean Hill

Yair Siton , doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, seven-unit residential building at 669 MacDonough Street, in Ocean Hill, located two blocks from the Halsey Street stop on the J train. The new building will measure 5,000 square feet, and there will be two units per floor on the ground through third floors. The structure will be topped by a single unit on the fourth floor featuring a fifth-floor penthouse. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 25-foot-wide lot is currently vacant.

Two Four-Story, Eight-Unit Residential Buildings Filed At 1600 Eastern Parkway, Ocean Hill

Brooklyn-based Isaac Stern, doing business as an anonymous LLC, has filed applications for two four-story, eight-unit residential buildings at 1598-1600 Eastern Parkway, in southern Ocean Hill, located nine blocks south of the Rockaway Avenue Station on the A and C trains. Each one will measure 7,620 square feet in total, and they will have a combined total of 12,382 square feet of residential space. That means units will average 774 square feet apiece, although the top two units in each structure will be larger because those will have access to fifth-floor penthouses. Hudson Valley-based Kenneth Thomas is the applicant of record. The 40-foot-wide lot has been long-vacant.


1815 Sterling Place

Reveal For Three-Story, 27,000 Square-Foot Fire Station At 1815 Sterling Place, Ocean Hill

In the fall of 2015, YIMBY reported on applications filed by the New York City Fire Department (FDNY) for the Rescue 2 firehouse, a new three-story, 27,114-square-foot fire station planned at 1815 Sterling Place, in Ocean Hill. Dezeen has revealed renderings of the building, being designed by Studio Gang Architects. The exterior will be clad in precast concrete panels and red-glazed terra cotta. The facility will include dormitories, a kitchen and dining area, office and storage space, a gym, and third-floor will feature outdoor space. Fire training will also occur at the site. The city has reportedly approved the project, and construction will begin this summer. Completion is expected in late 2017.
