Developer Plans Luxury Residential After Closing On Former Senior Facility at 1 Prospect Park West, Park Slope

Sugar Hill Capital Partners has closed on the purchase of the vacant nine-story, 169,410-square-foot former senior residential facility at 1 Prospect Park West, located on the corner of Plaza Street West in Park Slope, for $84 million. The developer plans to convert the building, called Prospect Park Residence, into luxury residential units. It wasn’t specified whether they will be rentals or condominiums. Since Sugar Hill entered into contract for the property in 2014, a number of controversial evictions have taken place, some ending in buyouts and settlements, The Real Deal reported.


Nitehawk Cinema to Replace Residential Redevelopment of Pavilion Theater, 188 Prospect Park West, Park Slope

Back in October of 2015, the Landmarks Preservation Commission (LPC) approved plans to redevelop the multi-story Pavilion cinema, at 188 Prospect Park West, located on the corner of 14th Street in southern Park Slope, into a smaller movie theater and 24 condominium units. Those plans have now been scrapped entirely, in favor of a simpler renovation, the New York Times reported. The existing Pavilion structure, acquired by an anonymous LLC in August for $28 million, will be renovated to accommodate a Nitehawk Cinema, dubbed Nitehawk Prospect Park. The new theater will include seven screens for a total of 650 seats, two bars, dining services, and a restored interior atrium. Existing operations at the Pavilion will end in October, and the renovation is expected to take a year to complete. Hidrock Properties still owns the adjacent single-story property where an expansion would have occurred. Of course, any exterior alterations that go into the the cinema renovation will have to be approved by the LPC.


334 Butler Street

Eight-Story, 13-Unit Mixed-Use Condo Project Filed at 137 Fourth Avenue, Park Slope

Just last week, a rendering was revealed of the planned eight-story condominium project coming to 137 Fourth Avenue (a.k.a. 334 Butler Street), in northern Park Slope. Now, official new building applications have been filed with the Building Department. The development will measure 18,106 square feet and will contain 1,385 square feet of commercial-retail space on the ground floor. Thirteen residential units will be located on the second through eighth floors, average 967 square feet apiece. Two duplex penthouses will occupy the seventh and eighth floors. Amenities include private residential storage, a fitness center, and a rooftop terrace. Arbie Development is the developer and ARC Architecture + Design Studio is the architect. A three-story townhouse must first be demolished. Completion is expected in 2018.


334 Butler Street

Reveal for Eight-Story Condominium Project Planned at 334 Butler Street, Park Slope

Arbie Development is planning to build an eight-story residential building at 334 Butler Street (a.k.a. 141 Fourth Avenue), in northern Park Slope. A rendering of the project has been revealed by DNAinfo. The residential units will be condominiums, although it’s not known how many apartments there will be. Some of them will be duplex penthouses. New building applications haven’t been filed yet, although completion is scheduled for 2018. The 23-foot-wide, 2,300-square-foot corner lot is currently occupied by a three-story townhouse. Demolition permits were filed earlier this month. The developer acquired the property earlier this year for $4.35 million.


613 Baltic Street

11-Story, 44-Unit Mixed-Use Condo Building Tops Out At 613 Baltic Street, Park Slope

Since being five stories up roughly two months ago, the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, has now now topped out at 119 feet above street level. The construction progress can be seen thanks to a photo shot by Tectonic. The 83,154-square-foot project is being dubbed Baltic and its residential units will be condominiums. Those currently available come in two- and three-bedroom configurations. The average unit should measure 1,339 square feet. The ground floor will include 3,157 square feet of retail and 2,163 square feet of space for a community center. The known amenities are listed in YIMBY’s previous update. JDS Development Group is the developer, while VOA Architecture is serving as the design architect. Completion is anticipated for 2017.
