Located between Beach 19th Street and Beach 20th Street, the interior lot is a short walk to the Far Rockaway-Mott Avenue subway station, serviced by the A train. Permits have been filed for a four-story mixed-use building at 604 East 40th Street in East Flatbush, Brooklyn. Located between Avenue D and Foster Avenue, the lot is near the Newkirk Avenue subway station, serviced by the 2 and 5 trains. RiseBoro Community Partnership is listed as the owner behind the applications.
An updated design has been submitted to the Landmarks Preservation Commission for 312-322 Canal Street, in the West Tribeca Historic District. The site is currently occupied by a two-story retail space, owned by the developer, Trans World Equities. An initial design proposal was submitted in 2011 by Paul A. Castrucci Architect, but was denied by the LPC after being deemed too bland for the area.
Pearl Paint, an icon at the northern edge of TriBeCa, closed over two years ago, pushed out because the rent was too high. The larger of its buildings, at 304-306 Canal Street, is already under redevelopment. Now, the Landmarks Preservation Commission is overseeing the redevelopment of 308-310 Canal Street. The agency held a public hearing on it last Tuesday, but no approval was granted.
A schematic drawing of the long-planned, four-story, 9,000-square-foot commercial building at 156 Rivington Street, on the Lower East Side, has surfaced in a Bowery Boogie report. The structure, which will be built to Passive House standards, will contain a mix of community, performance, and office spaces across the cellar through the fourth floors. There will also be outdoor terraces on the second floor and rooftop level. Renderings of the building’s exterior were previously revealed in 2014. Paul A. Castrucci Architect is behind the design. ABC No Rio will operate the new property, although the art organization must first demolish their existing four-story building on the site. Demolition permits were recently filed and new building applications were approved in 2011. The project has been financed through private donations and city grants. A construction timeline hasn’t been released.
