A Queens-based property owner has filed applications for four three-story, three-unit residential buildings at 157-12 through 157-18 65th Avenue, located on the corner of Parsons Boulevard in Pomonok, Queens. Two of the buildings will measure 4,284 square feet each, while the other two will each measure a slightly smaller 3,936 square feet. Across all four buildings, the full-floor apartments should average 1,028 square feet apiece, indicative of family-sized configurations. Shahriar Afshari’s Long Island-based architecture firm is the architect of record. The 9,313-square-foot lot is occupied by the two-story Lutheran Church of the Redeemer. Permits were filed to raze the structure in August.

The project will measure 9,487 square feet and will feature a 1,573 -square-foot community center on the ground floor. The residential units across the rest of the building, which includes an upper penthouse level, should average 769 square feet apiece, indicative of rental apartments. Bayside-based ABC Engineering is the applicant of record. The 26-foot-wide, 2,470-square-foot lot is occupied by a two-story house. Demolition permits have not been filed.
Last October, we announced a proposal for a seven-story mixed-use building at 71-66 Parsons Boulevard in eastern Queens, put forth by Bi Yuan Chen of Parsons Tower LLC. Quite a lot has been done on the 55-unit project since then, and structural completion is very close. Facade work is expected to start in the near future. Zhong Wang Construction Inc. is listed as the general contractor.
As New York City’s development boom pushes further into the outer boroughs, builders are looking for more affordable properties in neighborhoods where few developers have been willing to tread since the city’s real estate market bottomed out in 2009.
But now the area east of Queens College—known as Pomonok or Kew Gardens Hills—is finally seeing some new construction. Bi Yuan Chen, of Flushing-based Parsons Tower LLC, is planning a seven-story apartment building with a daycare at 71-66 Parsons Boulevard, according to applications filed with the Department of Buildings on Friday.
