Developed by Gotham Organization and designed by Handel Architects with SLCE Architects as the architect of record, the property will include 450 residential units, of which a portion will be designated for affordable housing, as well as a lower-level community facility. JNY Capital and United Housing Company are working in collaboration on The Oasis, the country’s largest-ever Passive House office building at 38-42 12th Street, near the northern boundary of Long Island City. From Brooklyn-based design studio Archimæra, the building’s Passive House standard construction will incorporate extremely efficient mechanical and electrical systems, a low-emissivity glazing system that reduces energy costs related to interior temperature management, solar panels, and LED light fixtures, as well as an efficient building envelope and modern ventilation systems that work in tandem to improve indoor air quality.

A seven-story, fully affordable housing complex may be coming to Sunnyside, Queens. Led by non-profit developer Phipps Houses, the 167-unit building is proposed for 50-25 Barnett Avenue. Last week the local Community Board 2 voted in favor of the rezoning application needed to move forward on the project for residents with incomes between 40 and 80 percent of the area median income (AMI).
