A string of mid-rise developments is transforming a long-neglected stretch of Queens Boulevard at the border of Elmhurst, Woodside, and Maspeth. One of the dozen-odd projects rising there is the apartment building at 70-09 45th Avenue, where excavation is currently underway. The seven-story structure will stand on a roughly 7,850-square-foot, mid-block lot, facing the irregular intersection where 45th Avenue meets Queens Boulevard at an acute angle. Permits place the height of the future building at 73 feet. Its 30 residences will be spread across 24,299 square feet, giving an average of 810 square feet per unit. The ground floor will feature 5,12 square feet of retail. The project is being developed by Choi Yui Chan, designed by Angelo Ng & Anthony Ng of Architects Studio PC, and built by First Class Management Contracting Corp.
Construction is now a single story above street level at the site of a planned 54-story 790-unit tower at 43-22 Queens Street, in the Queens Plaza/Court Square section of Long Island City. The progress can be seen in an update by The Court Square Blog. The 580-foot-tall building will encompass 712,747 square feet. Its residential units, rental apartments, should average 763 square feet apiece. Amenities in the building are listed in YIMBY’s previous update in June, when foundation work was underway for the tower portion. Work is also underway on the six-story portions of the former Eagle Electric Manufacturing building, which will be converted into residential apartments and incorporated into the tower. Rockrose Development is the developer and SLCE Architects is behind the design. Completion is expected in late 2017.
Property owner Jashimi Rassel, doing business as an anonymous Jamaica Estate-based company, has filed applications for a single-story, 7,447-square-foot commercial-retail building at 122-06 Merrick Boulevard, in St. Albans, Queens. It will contain retail stores. There will also be 10 off-street parking spaces. Cherico King’s Long Island City-based architectural firm is the architect of record. The 12,906-square-foot property, at the corner of Merrick and Baisley boulevards, is currently occupied by a small auto repair shop. Demolition permits haven’t been filed.
A preliminary rendering has been revealed of the proposed six-story, 156-key Courtyard by Marriott hotel at 43 Broadway, located on the corner of Broadway and Langdon Place in downtown Lynbrook. That’s in Nassau County along the South Shore of Long Island. It was reported a year ago that Browning Hotel Properties signed a tentative ground-lease with the village for the project, although the actual building has not yet been approved. The village board is expected to make a final decision this fall, once all studies have been reviewed and public hearings have been held, LI Herald reported. The hotel would include a built-in 306-car parking garage, where 96 spaces would be used by the hotel and the remaining for municipal and commuter purposes. The village’s Long Island Rail Road station is located two blocks away.
Originally filed in 2012, new building permits have again been submitted for a four-story, 102-unit hotel at 132-15 Nassau Expressway, on the southern edge of South Ozone Park. That’s the vacant, 14,280-square-foot triangular property, bound by 149th and 150th avenues and 132nd Street, near JFK International Airport. The new building will encompass 36,997 square feet. The hotel rooms should average a budget-sized 280 square feet apiece.Guest amenities include a fitness center, a breakfast dining area, a meeting room, and storage for four bikes. Sam Chang’s Great Neck, N.Y.-based McSam Hotel Group is the developer and Michael Kang’s Flushing-based architectural firm is the architect of record.
