Over the summer, YIMBY reported on permits for a 20-story residential building at 88-08 Justice Avenue, next to the Queens Place Mall in Elmhurst. Now, we have renderings for the sprawling mixed-use project set to rise just north of Queens Boulevard.
Property owner Sukhjinder Singh has filed applications for a four-story, nine-unit mixed-use building at 110-12 101st Avenue, in Richmond Hill, located two blocks north of the 111th Street stop on the A train. The 9,970 square-foot project, to rise on a 50-foot-wide vacant lot, will include a 1,006 square-foot ground-floor retail component. The residential units will begin on the second floor and average 996 square feet apiece. Affordable family-sized units are likely in the works here. Edward Hicks’ Flushing-based architecture firm is the applicant of record.
Eleftherios Malliakas, doing business as Rados Realty LLC, has filed applications for a six-story, nine-unit mixed-use building at 30-41 31st Street, in central Astoria, located underneath the 30th Avenue stop on the N and Q trains. The structure will measure 7,772 square feet in total and includes 1,160 and 600 square feet of health care facility and retail space, respectively, on the ground floor. Residential units will begin on the second floor and average a rental-sized 668 square feet apiece. New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record. An existing three-story townhouse must first be demolished.
The expansion of a single-family home isn’t always worth noting, but when the home sits in a historic district, it’s often worth taking a look at. Such is the case of 233-20 Bay Street in Queens’s Douglaston Historic District, which was on the Landmarks Preservation Commission’s agenda at its public hearing on Tuesday.
Benjamin Companies and the Beechwood Organization have filed applications for a seven-story, 126-unit mixed-use building at 190 Beach 69th Street, in Arverne, Queens, located just south of the Beach 67th Street stop on the A train. The building is part of Arverne by the Sea’s multi-family phase dubbed “The Tides.” It’s the mega-project’s final phase, and roughly 2,300 townhouses have already built on the surrounding oceanfront, according to The Real Deal. This building will measure 151,760 square feet in total, and the residential space will amount to 105,442 square feet, which means units will average 837 square feet apiece. Commercial-retail space and car parking will be located in a ground-floor podium. Urbahn Architects is the applicant of record and developers expect to break ground within the coming months.
