22-06 31st Street

Three-Story, 35,000-Square-Foot Retail Building Coming to 22-06 31st Street, Astoria

Jenel Management has filed applications for a three-story, 35,217-square-foot retail complex at 22-06 31st Street, in the Ditmars section of Astoria. The cellar through third floors of the new building, to stand 54 feet above street level, will be used for entirely retail space. Steven B. Rabinoff’s Flushing-based architecture firm is the architect of record. The project will replace a collection of low-rise commercial-retail buildings that are currently occupied by CVS Pharmacy, Citibank, and a shoe retailer. Demolition permits were filed in December to knock down the existing buildings.


Ninth and Final Floor Underway at Hyatt Place, 27-07 43rd Avenue, Long Island City

Long Island City’s incredible construction boom continues as the Hyatt Place hotel at 27-07 43rd Avenue reaches its final, ninth floor. The 108-room hotel, developed by Prakash Patel with Triborough Construction Service Inc. serving as the general contractor, is among the five new hotels under development in the Queens Plaza/Court Square district. The 59,411-square foot building is designed by Michael Kang Architect. The firm was also behind the design for the seven-story, 162-room Comfort Inn built at 42nd Road and Crescent Street, which, in 2003, became one of Long Island City’s first hotels. Although the spring 2016 completion date indicated on this project’s board is unrealistic, construction seems to be moving at a reasonable pace. Four-Story, 28,000-Square-Foot Medical-Retail Building Filed at 54-08 74th Street, Maspeth

Flushing-based leasee Grand Centurion Construction has filed application for a four-story, 28,231-square-foot multi-use commercial building at 54-08 74th Street, in eastern Maspeth, located three quarters of a mile from the Grand Av-Newtown stop on the M/R trains. The structure will feature 7,903 square feet of ground-floor retail space. The second through fourth floors will contain 11,044 square feet of medical space. The project will include a 2,200 square-foot parking garage in the cellar. Maspeth-based Architects Studio is the architect of record. The 7,903-square-foot lot, at the corner of Grand Street, is currently occupied by a single-story auto-service business. Demolition permits have not yet been filed.


11-17 47th Road

Four-Story, Seven-Unit Residential Building Planned at 11-17 47th Road, Long Island City

Bayonne, N.J.-based Chafia Capital Partners has filed applications for a four-story, seven-unit residential building at 11-17 47th Road, in the Hunters Point Section of Long Island City. The structure will measure 7,022 square feet, and its residential units should average 713 square feet apiece, indicative of rental apartments. There will be two apartments per floor, except for the fourth floor, which will host a single unit. That unit will also feature private rooftop space. Charles Diehl’s Brooklyn-based architecture firm is the architect of record. Permits were filed back in 2011 to demolish the existing 25-foot-wide, two-story townhouse.


177-18 Wexford Terrace

Seven-Story, 17-Unit Mixed-Use Building Filed at 177-18 Wexford Terrace, Jamaica Heights

TCX Development has filed applications for a seven-story, 17-unit mixed-use building at 177-18 Wexford Terrace, in Jamaica Estates, located two blocks from the Jamaica-179th Street stop on the F train. The structure will encompass 17,603 square feet, of which 1,507 square feet will be designated for medical office space on the ground floor. The residential units, beginning on the second floor, should average 730 square feet apiece, indicative of rental apartments. The project will be topped by a rooftop recreational space. Frank Petruso’s Great Neck-based architecture firm is the architect of record. Demolition permits were filed in 2015 to raze the 30-foot-wide site’s two-story brick house. The project will rise directly next to another 20-unit residential building being developed by TCX Development at 177-16 Wexford Terrace.
