Queens-based Xiaozhong Yuan has filed applications for three three-story, three-unit residential buildings at 108-43 – 108-47 52nd Avenue, in Corona, located just west of Flushing Meadows Corona Park. Two of the buildings will have 3,201 square feet of residential space each, while the third structure will contain 2,942 square feet. Across the entire development, full-floor units will average a relatively spacious 1,038 square feet apiece. Flushing-based Zheng & Associates is the applicant of record. Demolition started last week on two existing two-story townhouses, according to filings.

Property owner Wei Chen has filed applications for a four-story, four-unit mixed-use building at 37-60 103rd Street, in North Corona, located two blocks from the 103rd Street – Corona Plaza stop on the 7 train. The project will measure 7,299 square feet in its entirety, 3,709 square feet of which will be residential space for two duplex units. Retail space will measure 1,479 square feet on the ground floor. Robert Lin’s Flushing-based A&T Engineering is the applicant of record. An existing two-story townhouse must first be demolished.

Property owner Larry Cerullo has filed applications for a six-story, three-unit mixed-use building at 40-19 27th Street, in the Queens Plaza section of Long Island City. The project will measure 8,291 square feet in total, with 2,000 square feet of manufacturing space planned on the ground and mezzanine levels, 1,275 square feet of commercial space on the first floor, followed by 4,018 square feet of residential space on the floors above. The units will average 1,339 square feet apiece, which means condos are probably in the works. Bluarch Architecture is designing. An existing two-story house must first be demolished.
