Two-Story, Two-Unit Mixed-Use Infill Project At 73-45 Myrtle Avenue, Glendale

Property owner Noam Aorta has filed applications for a two-story, two-unit mixed-use building at 73-45 Myrtle Avenue, in Glendale, with direct access to the Q55 bus line. The building will measure 4,232 square feet and will be split between retail and health care facility spaces on the ground floor, and residential space on the second floor. Residential units will average 1,058 square feet apiece. The building will be constructed on a vacant corner lot, and New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record.

First Look At 27-19 44th Drive, 27-Story, 168-Unit Long Island City Residential Project

In October of 2014, YIMBY reported on filings for a 27-story, 168-unit residential building at 27-19 44th Drive, in Long Island City, and now The Court Square Blog has spotted on-site renderings of the project, which is being developed by Twining Properties. The latest permits have the building measuring 128,006 square feet, which includes 2,807 square feet of ground-floor retail space,  and units averaging 731 square feet apiece. Handel Architects is the architect of record. Demolition of the site’s two-story predecessor finished in September, and completion is slated for the summer of 2017.



30-05 Whitestone Expressway

Developers Want Rezoning As 30-05 Whitestone Expressway Hits Market, Flushing

Mar Mar Realty is placing their 37,000 square-foot bowling ally at 30-05 Whitestone Expressway, in Flushing, on the market as a development site for $60 million, according to Commercial Observer. The site measures 80,000 square feet and is currently zoned for manufacturing, but the owner is seeking a rezoning of the property to allow for a 386,000 square-foot mixed-use development, with commercial and residential uses. Cushman & Wakefield is marketing the property, and the rezoning could possibly take a year to secure.


11-30 45th Road

Excavation Imminent For Six-Story, 24-Unit Condo Project At 11-30 45th Road, Long Island City

In the summer of 2014, YIMBY revealed renderings of Century Development Group’s six-story, 24-unit residential project at 11-30 45th Road, in Long Island City, and last week, The Court Square Blog spotted excavation equipment on-site, indicating work is imminent. The building will measure 22,356 square feet, which works out to condo units averaging 931.5 square feet. A penthouse level for tenants’ recreational use is also planned, and Flushing-based Raymond Chan is designing. Completion is likely slated for 2016.
