One of the city’s most unusual new buildings is under construction on the Upper East Side, where the Rockefeller University is expanding its York Avenue campus by decking over the Franklin Delano Roosevelt Drive. When a visitor would stand atop the high-perched, river-facing promenade, the lawn beneath their feet would conceal two stories of state-of-the-art research labs, spanning three-and-a-half city blocks, with six lanes of traffic running directly beneath. The $500 million Niarchos Foundation–Rockefeller River Campus is on its way to housing one of the city’s largest, and most unusual, green roofs, designed with the high-concept urban spirit of layering buildings, infrastructure, and public space.

New Renderings Confirm 125 Greenwich Street’s Supertall Status

Less than two weeks ago, the foundation was completed for a new mixed-use tower in the Financial District. Now, new renderings are out for the building going up at 125 Greenwich Street, thanks to the eagle-eyed contributors on the YIMBY Forums, and they would appear to confirm a final height exceeding 1,000 feet, given the tower will stand taller than the nearby 977-foot-tall 4 World Trade Center at 150 Greenwich Street.

Full Reveal For 281 Fifth Avenue, 52-Story Tower Coming to NoMad

YIMBY has covered the evolution of 281 Fifth Avenue extensively, first posting concept renderings that surfaced all the way back in 2014. Now, the full design has been posted to the site, as per the YIMBY Forums. The building is being developed by the Victor Group in joint venture with Lendlease, and it’s being designed by Rafael Vinoly. DOB records indicate it will rise 52 floors and 708 feet to its highest occupied floor, with the roof topping-out 728 feet above street level. There will be 7,927 square feet of commercial space at the base, topped by 209,417 square feet of residential space, to be divided amongst 141 condominiums. Completion is tentatively anticipated for 2018, and while the site’s old occupants have been demolished, there is currently a stop-work order in effect.



125 Greenwich Street

Financing Underway For 91-Story, 275-Unit Supertall Residential Tower At 125 Greenwich Street, Financial District

In January of 2016, filings were submitted to the Attorney General’s office for a 91-story, 275-unit luxury residential tower with retail space at 125 Greenwich Street, in the Financial District. Since then, foundation work has been underway and its developers – Michael Shvo, Vector Group, New Valley, and Bizzi & Parters Development – have been in talks to secure a roughly $500 million construction loan. Now, the New York Post reports $175 million in financing has been raised through the EB-5 program. New details also reveal the highest occupied floor will stand 990 feet above street level, although a crown will push the pinnacle of the supertall tower to a yet-to-be-determined height. Condominiums are expected to range from studios to a triplex penthouse. Rafael Viñoly Architects is the design architect. Completion is expected in 2018.
