Eight-Story, Five-Unit Mixed-Use Building Filed at 571 Classon Avenue, Bedford-Stuyvesant

Queens Village-based Atari Realty has filed applications for an eight-story, five-unit mixed-use building at 571 Classon Avenue, located in the southwestern corner of Bedford-Stuyvesant. The project will measure 10,623 square feet. It will contain 1,149 square feet of ground-floor retail space, followed by full-floor-plus residential units on the second through eighth floors. The apartments should average 1,248 square feet, indicative of condominiums. Gerald J. Caliendo’s Briarwood-based architecture firm is the architect of record. The 2,264-square-foot property is currently vacant. The Franklin Avenue-Fulton Street stop on the A and C trains and Franklin Avenue Shuttle is around the corner.

Second Try Nets Landmarks Win for New Mixed-Use Building at 466-468 Columbus Avenue, Upper West Side

An over century-old little building on the Upper West Side will officially bite the dust. On Tuesday, the Landmarks Preservation Commission approved the demolition of the three-story building at 466-468 Columbus Avenue, and the construction of a new mixed-use building in its place.

Construction Reaches Street Level for 24-Story, 55-Unit Mixed-Use Tower at 50 West 30th Street, NoMad

Construction is now up to street level on the western end of 50 West 30th Street (a.k.a. 846 Sixth Avenue), in NoMad, where a 24-story, 55-unit mixed-use tower is under development. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project, dubbed the NOMA, will eventually encompass 105,973 square feet and rise 315 feet to its pinnacle. It will include 10,363 square feet of retail space across the cellar through second floors, followed by residential units on the third through 24th floors. The apartments, condominiums, will range from one- to three-bedrooms, averaging 1,320 square feet apiece. Alchemy Properties is the developer and FXFOWLE Architects is behind the architecture. Completion is expected in January of 2018.

Four-Story, Five-Unit Residential Project Planned at 921 57th Street, Borough Park

Brooklyn-based YSL Management Inc. has filed applications for a four-story, five-unit residential building at 921 57th Street, in western Borough Park. The new structure will measure 6,507 square feet. Its residential units should average 1,077 square feet apiece, indicative of condominiums. The apartment on the fourth floor will also feature space in an upper penthouse level and there will be two off-street parking spaces. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the architect of record. The 25-foot-wide, 2,454-square-foot property is currently occupied by a two-story house. Demolition permits haven’t been filed. The Fort Hamilton Parkway stop on the N train is six blocks away.

It’s not often that development in Long Island City results in fewer residential units for the neighborhood. However, next year in Hunters Point, a small conversion project at 10-18 47th Avenue is slated to do just that.

Queens-based property owner Leny Vays has filed applications for a four-story, four-unit residential building at 10-42 47th Road, in Long Island City’s Hunters Point section. The project will measure 4,897 square feet, which means its residential units should average 1,224 square feet apiece, indicative of condominiums. There will be an apartment each on the ground and second floors, followed two apartments spanning parts of the third and fourth floors. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a single-story garage. Demolition permits were filed in June.

Residential Redevelopment Proposed at Former Good Counsel High School Campus, 52 North Broadway, White Plains

WB Development NB LLC has proposed to redevelop the 16-acre former Academy of Our Lady of Good Counsel High School campus located at 52 North Broadway, just north of downtown White Plains, in Westchester County. The proposals calls for two 10-story residential buildings with 400 rental apartments between them, a 125-bed assisted living facility, and a four-story, 66-unit dormitory geared toward graduate students at the neighboring Elisabeth Haub School of Law at Pace University, Westfair reported. Ten percent of the rentals would be designated as affordable. Roughly 2.7 acres would be preserved as green space and two existing buildings would be preserved. The anonymous LLC is comprised of multiple developers and investors, including Midtown South-based George Comfort & Sons Inc. Perkins Eastman is behind the architecture. The site needs to be rezoned in order for the project to be built. Applications were filed with the city’s Common Council in July.

Five-Story Former La Semana Hotel To Be Converted Into 47-Bed Homeless Shelter, 25 West 24th Street, Flatiron District

Breaking Ground, with the Department of Homeless Services (DHS), has proposed to convert the five-story former La Semana hotel at 25 West 24th Street, in the Flatiron District, into a 47-bed homeless shelter, DNAinfo reported. The facility would be an emergency shelter for street-homeless individuals. Housing there would be temporary until the city could move individuals to more sustainable living arrangements. After opposition from neighborhood residents grew before a recently scheduled meeting, officials decided to postpone the discussion until later this month. DHS doesn’t need the local Community Board’s approval and plans to move forward with the conversion as-of-right, according to its spokesperson. La Semana closed earlier this year after accumulating years of nightmarish reviews on TripAdvisor.

Four Three-Story, Two-Family Houses Coming to 190-21 Dormans Road, St. Albans, Queens

Property owner Itamar Bruhim, doing business as an anonymous Floral Park, N.Y.-based LLC, has filed applications for four three-story, two-family houses at 190-21 – 190-27 Dormans Road, located on the corner of Farmers Boulevard in St. Albans, Queens. The new buildings will measure between 2,387 square feet and 3,019 square feet. Each apartment will have one to two floors of living space, averaging a family-sized 1,058 square feet apiece across all four houses. There will be a total of two off-street parking spaces. Barry J. Bank’s Kew Gardens-based engineering firm is the applicant of record. The 7,575-square-foot corner property is currently occupied by a two-and-a-half-story house, in use as a medical office. Demolition permits were filed in April.
