Two Three-Story, Three-Unit Residential Buildings Planned at 108-42 41st Avenue, North Corona

Property owner Seungho Kim, doing business as an anonymous Long Island City-based LLC, has filed applications for two three-story, three-unit residential buildings at 108-42 – 108-44 41st Avenue, in North Corona. Each will measure 3,638 square feet and the full-floor residential units should average 853 square feet apiece. That means either rentals apartments or condominiums could be in the works. There will also be a total of six off-street parking spaces. Victor K. Han’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently occupied by a single-story house. Demolition permits have not yet been filed. The 111th Street stop on the 7 train is located two blocks away.

Three Three-Story, Three-Unit Residential Buildings Planned at 42-22 74th Street, Elmhurst

Chan, doing business as an anonymous Queens-based LLC, has filed applications for three three-story, three-unit residential buildings at 42-16 – 42-22 74th Street, in northern Elmhurst. Each will measure 4,074 square feet and, across all three, the full-floor residential units should average a family-sized 1,009 square feet. Amenities include a total of six off-street parking spaces and laundry facilities in the cellars. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 83-foot-wide development assemblage consists of three two-story residential buildings. Demolition permits were filed for both in March. The site is located three blocks from the Roosevelt Avenue/74th Street stop on the E, F, M, R, and 7 trains.

Four-Story, Six-Unit Residential Building Filed at 145 Huntington Street, Carroll Gardens

Brooklyn-based EM Development has filed applications for a four-story, six-unit residential building at 145 Huntington Street, in southern Carroll Gardens. The structure will measure 8,978 square feet, which means its residential units should average 1,496 square feet apiece, indicative of condominiums. There will be two units per floor on the ground and second floors, followed by two more apartments across the top two floors. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 42-foot-wide, 4,657-square-foot property is currently vacant. The site is located three blocks from the Smith-Ninth Streets on the F and G trains.

Senior Housing Set to Replace Abandoned South Bronx Church at 1017 Home Street

On a cold January day in 2009, a pipe burst and flooded the boiler of the Home Street Presbyterian Church, in the Foxhurst section of the Bronx. A small electrical fire destroyed the boiler for good, and the company that insured the church failed during the Great Recession. Facing a winter without heat and lacking the funds to repair the boiler, the congregation scattered to other churches in the South Bronx, and the little chapel on Home Street was abandoned. Now, the 1910 structure will be demolished to make way for affordable senior housing.

It’s been nearly a year since builder William Weigand filed plans for a five-story, mixed-use building at 244 East 198th Street in the Bedford Park section of the Bronx. Now, Weigand has submitted applications for a slightly larger and taller building at 244 East 198th Street, on the border with Fordham North.

33-Story, 179-Unit Mixed-Use Project Nears Topping Out at 520 West 30th Street, Chelsea

The 33-story, 179-unit mixed-use building under development at 520 West 30th Street, in West Chelsea, is now a few floors from topping out, as seen in photos posted to the YIMBY Forums by user robertwalpole. The project has grown by roughly 25 stories since YIMBY’s last update in April, when the structure was four stories in height. Façade installation is also underway. The latest building permits indicate it will eventually encompass 315,586 square feet and stand 367 feet in height. The ground floor will host 13,219 square feet of commercial-retail space. The residential units above should average 1,250 square feet apiece, and since the building will have a leasing office, the apartments will presumably be rentals. Amenities include a basketball court, a children’s play room, a lounge with a “glam room,” a swimming pool, a bowling alley with a party room, storage for 92 bikes, a parking garage on the ground and second floors, and outdoor terraces on the fourth and 30th floors. Related Companies is the developer and Ismael Leyva Architects is the architect. Completion is expected in 2017.

Two Three-Story, Two-Family Houses Coming to 5517 Arthur Kill Road, Tottenville, Staten Island

Property owner George Smith, doing business as an anonymous Staten Island-based LLC, has filed applications for two three-story, two-family residential buildings at 5511-5517 Arthur Kill Road, in Tottenville, located on the southern tip of Staten Island. One will measure 3,887 square feet and the other will measure 5,662 square feet. Across both, the residential units should average 2,387 square feet apiece, indicative of large, family-sized configurations. There will be a total of six off-street parking spaces, three of which will be located in a garage. Mark D. Lipton’s Staten Island-based architecture firm is the architect of record. The 110-foot-wide property is currently occupied by a two-story, single-family house. Demolition permits were filed in December. The site is located a block from the Tottenville station on the Staten Island Railway.

The structure will measure 5,492 square feet and its residential units should average 686.5 square feet apiece, indicative of rental apartments. Ronald B. Cagan’s Brooklyn-based Spiral Group is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story house. Demolition permits were filed in May. The Bushwick Avenue-Aberdeen Street stop on the L train is two blocks away.

Reveal for Eight-Story Condominium Project Planned at 334 Butler Street, Park Slope

Arbie Development is planning to build an eight-story residential building at 334 Butler Street (a.k.a. 141 Fourth Avenue), in northern Park Slope. A rendering of the project has been revealed by DNAinfo. The residential units will be condominiums, although it’s not known how many apartments there will be. Some of them will be duplex penthouses. New building applications haven’t been filed yet, although completion is scheduled for 2018. The 23-foot-wide, 2,300-square-foot corner lot is currently occupied by a three-story townhouse. Demolition permits were filed earlier this month. The developer acquired the property earlier this year for $4.35 million.

Four-Story, Eight-Unit Mixed-Use Building Filed at 481 Central Avenue, Bushwick

Herman Weiser, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit mixed-use building at 481 Central Avenue, in the heart of Bushwick. The structure will measure 10,281 square feet. The ground floor will host 2,000 square feet of office space for a community facility and the lower portion of a duplex residential unit. The apartments should average 686 square feet apiece, indicative of rentals. Shawn E. Stiles’s New Jersey-based S&S Architectural Design is the architect of record. The 25-foot-wide, 2,498-square-foot property, located on the corner of Jefferson Avenue, is currently vacant. The Halsey Street Station on the J train is four blocks away.
