11-Story Mixed-Use Condo Building Planned At 22-43 Jackson Avenue, Long Island City

In February of 2015, the property owners of the development site at 22-43 Jackson Avenue (a.k.a. 45-60 23rd Street), located in the Court Square section of Long Island City, placed the property on the market, asking $29 million. Now, Circle F Capital is in contract to acquire the site for nearly $25 million, according to The Real Deal. The developer is planning a 10- or 11-story mixed-use building, with condominium units and 25,000 square feet of retail space. The plot, which is currently occupied by a single-story office building, can accommodate up to 76,000 square feet of development potential. Demolition permits have not been filed for the existing building, nor have new building applications for the new one.

12 Residential Units Planned on Church Property at 482 Grand Avenue, Clinton Hill

The Mount Calvary United Holy Church at 482 Grand Avenue – in southern Clinton Hill, located two blocks from Clinton-Washington Avenues stop on the A/C trains – has filed applications to add two stories of apartments atop their 1,893-square-foot church, and to build a new four-story, eight-unit residential building on the vacant lot at 480 Grand Avenue. There will be four 751 square-foot apartments in the expansion above the church. The ground-up building will measure 5,708 square feet, with units measuring an average 713 square feet apiece. Bahram Tehrani’s Jamaica-based BTE Design Services is the architect of record.

A thrift store just moved into a warehouse at 387 Bushwick Avenue, across from Bushwick Houses in East Williamsburg, but it may not be there for long. The thrift store and two neighboring buildings will likely bite the dust for a seven-story apartment building.

Filings for new construction in Jamaica, Queens, have dropped off since the 421-a tax exemption expired in January. But one optimistic developer has taken the plunge and filed plans for a mixed-use building at 177-14 Wexford Terrace, on the southern edge of Jamaica Estates.

Twin Two-Story, Two-Family Houses Coming to 107-46 Union Hall Street, Jamaica

Queens-based Mar and Mostak Inc. has filed applications for two two-story, two-family houses at 107-46 – 107-48 Union Hall Street, in Jamaica, located five blocks from the Jamaica Center-Parsons/Archer Station in the E/J/Z trains. Each will measure 4,441 square feet, and, across both structures, the full-floor residential units should average 1,480 square feet apiece. The apartments will likely be geared towards families, and each unit will come with an off-street parking space. Akeeb B. Shekoni’s Jamaica-based Askon Architects is the architect of record. The 66-foot-wide lot is currently occupied by a two-story house. Demolition permits were filed in March to remove it.

Four-Story, Two-Unit Townhouse Coming to 1773 Topping Avenue, Mount Hope

Sam Mahgerefteh, doing business as Great Neck-based LLC, has filed applications for a four-story, two-unit residential building at 1773 Topping Avenue, in Mount Hope, located four blocks from the 174-175 Streets stop on the B/D trains. The new structure would measure 3,703 square feet and would rise from a 17-foot-wide, 1,615-square-foot vacant lot. The units would average a spacious 1,851 square feet apiece, with the first unit occupying the ground and second floors, and the other occupying the upper two levels. The ground floor will also have an enclosed parking space. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record.

11-Story, 11-Unit Residential Building Filed at 1402 York Avenue, Upper East Side

An anonymous LLC has filed applications for an 11-story, 11-unit residential building at 1402 York Avenue, located between East 74th and 75th streets on the Upper East Side. The structure will measure 21,185 square feet, which means its residential units should average a spacious 1,926 square feet apiece. The apartments will have full-floor configurations, and condominiums must be in the works. Amenities include private residential storage, storage for six bikes, and a fitness center. Midtown South-based Kossar + Garry Architects is the architect of record and will likely be designing the building. The 20-foot-wide, 1,960-square-foot site is currently occupied by a two-story building. Demolition permits were filed in December to knock it down.

Developer Refiles for Six-Story, Six-Unit Residential Project at 253 East 7th Street Under New Architect, East Village

Back in October of 2015, the four-story townhouse at 253 East 7th Street, in the East Village, was being demolished for a new residential project. Since then, demolition work has been completed, and the developer, BSD Realty, has refiled for applications under a different architect. Issac & Stern Architects is now designing the project, which will rise six stories and contain six residential units. The structure would measure 10,466 square feet and its units should average a spacious 1,498 square feet apiece, indicative of condominiums. There will be roughly one unit per floor, except a single apartment will share space with other units on the ground and second floors, and the sixth-floor unit will feature space on an upper penthouse level.

15-Story Senior Housing Building Planned at 139 East 56th Street, Midtown East

Hines and Welltower Inc. are planning a 15-story senior-housing facility at 139 East 56th Street, located at the corner of Lexington Avenue in Midtown East. The duo recently acquired the site, which is currently occupied by a two-story, 7,000-square-foot commercial building, for an undisclosed amount, according to Bloomberg. The planned structure would feature assisted-living units and memory car services, although the number of units plan is not currently known. The existing building will be demolished, although a TGI Fridays restaurant must first vacant the premises.
