Four-Story, Eight-Unit Residential Building Planned At 548 Lafayette Avenue, Bedford-Stuyvesant

An anonymous Brooklyn-based LLC has filed applications for a four-story, eight-unit residential building at 548 Lafayette Avenue, in western Bedford-Stuyvesant, located around the block from the Bedford-Nostrand Avs stop on the G train. The new structure will measure 8,456 square feet and its residential units should average a rental-sized 822 square feet apiece, indicative of rental apartments. There will be two units on each floor, and both apartments on the fourth floor will feature space in an upper penthouse level. Olabanji B. Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. The lot, which has not yet been subdivided from an existing townhouse, is currently vacant.


43-12 Parsons Boulevard

Twin Two-Story, Two-Family Houses Coming To 43-12 Parsons Boulevard, East Flushing

Flushing-based property owner Frank Cerrone has filed applications for two two-story, two-family houses at 43-10 – 43-12 Parsons Boulevard, in East Flushing, located eight blocks from the Long Island Rail Road’s Murray Hill station. The buildings will measure 3,480 and 3,585 square feet each, respective to the order they are listed above. Across both buildings, there will be 4,402 square feet of residential space, which means the project’s full-floor units should average 1,100 square feet apiece. Whitestone-based Platonic Solids Architecture is the architect of record. The site, which was subdivided into two lots in February, is currently occupied by a two-story, single-family house. Permits were filed to demolish it in January.


101 Patchen Avenue

Four-Story, 10-Unit Residential Building Filed at 101 Patchen Avenue, Bedford-Stuyvesant

Queens-based AG Capital Group has filed applications for a four-story, 10-unit residential building at 101 Patchen Avenue, in eastern Bedford-Stuyvesant, located two blocks from the Gates Avenue stop on the J/Z trains. The new structure will measure 7,230 square feet and its residential units should average 720 square feet apiece, indicative of rental apartments. Each floor will contain two or three apartments, and the project’s amenities, located in the cellar, include storage space and a laundry. Kenneth Philogene’s Brooklyn-based KMP Design & Engineering is the architect of record. The development assemblage includes a three-story building, which has yet to receive demolition permits, and the adjacent vacant lot at 103 Patchen Avenue.
