Developers Planning Six-Story, 100-Unit Condo Conversion At 45 Rivington Street, Lower East Side

In November of 2014, the former 206-bed nursing home for AIDS patients (dubbed Rivington House) located at 45 Rivington Street, on the Lower East Side, closed its operations. Last year, there were reports that The Allure Group would turn the five-story, 150,000-square-foot building into a nursing home that would be available to all seniors, but now a team of developers has acquired the property for $116 million, according to The Real Deal. The team includes the U.S. branch of China Vanke Co., Slate Property Group, and Adam America Real Estate, and they plan to convert the building into roughly 100 condominium units. A completion date has not been disclosed.

Church Conversion Condo Project Abandoned at 361 Central Park West

Yesterday, we reported on yet another delay in the over year-long process of the city deciding whether to allow a landmark former church on the Upper West Side to be converted to condominiums. Now, we can report that the developer has withdrawn the plan for 361 Central Park West. That plan initially called for 39 units, but was scaled down to 35. The structure was built in 1903 as the First Church of Christ, Scientist of New York City. It received designation as an individual landmark in 1974.

City Files Plans for 12-Story Affordable Project at Melrose Commons in the Bronx

Another vacant, city-owned lot in the South Bronx is about to sprout affordable housing. The city’s Department of Housing Preservation and Development filed plans to build a 12-story rental building at 443 East 162nd Street in Melrose, where activists have spent decades fighting for city services and housing that locals could afford.

State Puts Approval On Hold For 29-, 14-Story Pier 6 Residential Towers, Brooklyn Heights

In June of 2015, YIMBY revealed renderings of the winning proposal that would bring two mixed-use towers to Pier 6 in Brooklyn Bridge Park, located in southern Brooklyn Heights. The project consists of a 29-story, 192-unit market-rate condominium building with 3,870 square feet of retail and a shorter, 14-story counterpart with 117 affordable and 30 market-rate rental apartments, a preschool, 930 square feet of retail, and a 1,500 square-foot community facility. Curbed NY now reports the project is on hold following relentless community opposition. The Empire State Development Corporation is not approving the project until the city can come to an agreement with the community on it. The city selected RAL Development and Oliver Realty to develop the two vacant sites, with ODA New York as the design architect. Construction was scheduled to begin this spring.

28-Story Hotel, Residential Tower Tops Out At 215 Chrystie Street, Lower East Side

In November, the 28-story, mixed-use building under development at 215 Chrystie Street, on the Lower East Side, was at the 16th floor, and now Bowery Boogie reports the tower has topped out. The 245,264-square-foot structure stands 314 feet above the street level and will include hotel and residential portions. The building’s lower portion will sport a 370-key Public Hotel, with retail and restaurant space located on the ground floor. The upper portion will feature 11 condominium units, each averaging a spacious 3,035 square feet. Ian Schrager and Witkoff are the developers with Herzog & de Meuron as the design architect and Handel Architects is the architect of record. Completion is expected later this year.

Three-Story, Eight-Unit Residential Building Filed At 839 East 226th Street, Wakefield

Property owner Mark Berishaj, based in Yonkers, N.Y., has filed applications for a three-story, eight-unit residential building at 839 East 226th Street, in southern area of the North Bronx neighborhood of Wakefield, located two blocks from the 225th Street stop on the 2 and 5 trains. The new building will encompass 8,710 square feet and its residential units will average 817 square feet apiece, which means market-rate rentals are probably in the works. There will be two apartments on the ground floor and three units each on the two upper floors. Seven automobile parking spaces are planned, probably at a surface lot behind the building. Pelham, N.Y.-based Fred Geremia Architects & Planning is the architect of record. Demolition permits were filed last December to knock down the site’s existing two-story house.

Developer Plans Mixed-Use Residential Complex At 1 Nassau Place, Tottenville

Midtown-based Bridgewater Capital has acquired the vacant 38.8-acre swath of land at 1 Nassau Place, on Staten Island’s South Shore neighborhood of Tottenville, for $30 million. According to The Real Deal, the developer plans to rezone the property, likely through the Urban Land Use Review Procedure (ULURP), to build a multi-building residential complex with roughly 220,000 square feet of big-box retail space. Under current zoning, the property could accommodate 3.5 million square feet of industrial or commercial space (in the form of office and retail). Bridgewater hopes to have a partner in the residential component, which would include senior units, and is currently negotiating with New Hyde Park-based Kimco Realty to partner in the retail portion. The site is located directly north of the Nassau station on the Staten Island Railway.

Pacific Park Developers Consider Building Office Space At 674 Atlantic Avenue, Prospect Heights

Earlier this month, the developers behind the Pacific Park mega-development in Prospect Park – a partnership between Greenland Holdings and Forest City Ratner – proposed the idea of transferring 1.1 million square feet of development rights to 590 Atlantic Avenue in order to build a massive office tower. Now, another site is under consideration for an office development, according to DNAinfo. It’s the site at the southwestern corner of Atlantic and Sixth avenues – 674 Atlantic Avenue, or 2 Sixth Avenue. A 764-unit, mixed-income residential building, with a mix of rentals and condos along with retail space, has long been approved for the site. Now the developers are seeking to transfer commercial development rights to the location so a second office building could be built. The Empire State Development Corporation would have to approve the transfer of air rights. The change in plans also requires an environmental study, and the affordable residential units that were expected at the site would be built elsewhere.

Small market-rate developers in the Bronx have slowed down their plans for new buildings since the 421-a tax abatement program expired last month. But a few risk takers are still planning projects in the borough’s more established neighborhoods, like Bedford Park. Last week, developer Arben Mitaj filed plans for an eight-story market-rate building at 3053 Villa Avenue, between Bedford Park Boulevard and East 204th Street in Bedford Park.

First Look At 86-Story, 245-Unit Mixed-Use Supertall Tower At 45 Broad Street, Financial District

Last month, news broke that Madison Equities and Pizzarotti-IBC are planning an 86-story, 245-unit residential tower at 45 Broad Street, in the Financial District, and now The Real Deal has the first look at the 1,100-foot building. CetraRuddy is designing the project, and the renderings are being used in EB-5 materials, which means the design is likely preliminary. The developers are seeking to raise $75 million in financing through the program. The first five floors, or roughly 50,000 square feet, will be dedicated to commercial space, and the residential units will come in studio, one-, two-, and three-bedroom configurations. The project’s 20,000 square feet of amenities will include a pool, a fitness center, an outdoor garden, and lounges with entertainment areas. New building applications and a groundbreaking are expected later this year, with completion slated for 2018. AMS Acquisitions is another partner in the project.
