14-Story, 126-Unit Affordable Residential Building Planned At 111 East 172nd Street, Mount Eden

Community Access has filed applications for a 14-story, 126-unit apartment building at 111 East 172nd Street, in Mount Eden, located a few blocks north of the 170th Street stops on the B, D, and 4 trains. The structure will measure 107,272 square feet in total, which means apartments will average 851 square feet apiece. Units will be rented at below-market rates, with some being designated for mental health and additions patients. Brooklyn-based Peter Woll is the architect of record. The block-thru site consists of a single-story building and a three-story townhouse, which first have to be demolished.

Three-Story, Two-Unit Residential Project Filed At 1130 Decatur Street, Bushwick

Queens-based MCM Development has filed applications for a three-story, two-unit residential building at 1130 Decatur Street, in southern Bushwick, three blocks from the Chauncey Street stop on the J and Z trains. The structure will measure 3,325 square feet in total. One unit will occupy the first floor while the other unit will take the second and third floors, in addition to the fourth-floor penthouse. Jamaica-based Banji Awosika Architect is the applicant of record, and the lot is currently vacant.

Yesterday was a busy day for building permits on the Upper West Side, where very little new construction happens thanks to a combination of landmarking and restrictive zoning. AvalonBay Communities filed plans for a 33-story tower at the site of the former American Bible Society Headquarters near Columbus Circle, and a small developer submitted applications for an eight-story condo building at 466 Columbus Avenue, between West 82nd and 83rd Streets.

Work Underway For First Two Towers At The Grand At Sky View Parc, Flushing

Last week, sales for the second tower at The Grand at Sky View Parc launched with $85 million worth of contracts, according to Curbed. The project includes three residential towers totaling 750 condo units, and will be built atop a previously constructed retail podium and parking garage at 135-14 Roosevelt Avenue, in downtown Flushing. Construction is underway for the first two towers, with completion expected in late 2016. The first tower is already 95 percent sold. Onex Real Estate Partners is developing and the interiors are being designed by Peter Clewes’ architectsAlliance.

Three-Story, Four-Unit Residential Development At 157 David Street, Eltingville, Staten Island

Staten Island-based Joseph Palermo has filed applications for two three-story, two-family houses at 153-157 David Street, in Eltingville, on Staten Island’s southern shore. Each structure will measure 2,674 square feet in total, which works out to family-sized units averaging 1,337 square feet each. Emanuel Lo Bue’s Staten Island-based Lo Bue Valenziano is the applicant of record. The existing single-story home was demolished in October.
