Four-Story Townhouse Getting Four-Unit Renovation At 1992 Madison Avenue, East Harlem

Property owner Charles Manuel, doing business as Green Complex, is planning to renovate the long-vacant, four-story townhouse at 1992 Madison Avenue, between East 126th and 127th Streets in East Harlem. According to Harlem+Bespoke, the former two-family, 5,220 square-foot building will be carved into four residential units, although it’s not known if rentals or condos are in the works. Francisco Perez’s New Jersey-based Axonal Design is the applicant of record.


21-11 74th Street

Three-Story, Three-Unit Residential Project Coming To 21-11 74th Street, East Elmhurst

Late last year, YIMBY reported on permits for a small three-story, two-unit residential project at 21-11 74th Street, located on the western end of East Elmhurst. Now, permits have recently been amended to build a structure with three units. The building will measure 3,315 square feet in total, and full-floor units will average 1,105 square feet apiece, indicative of condominiums. Konstantine Drakopoulos is the property owner and Queens-based Gerald Caliendo is the architect of record. The site’s former 1.5-story home was demolished last year.

New construction has been growing in southern Bushwick for a few years, but small homeowners are just beginning to cash in on the rising rents by adding extra stories and apartments to their homes. Yesterday the owner of a humble brick house at 223 Central Avenue in Bushwick filed plans to triple the size of the two-story building.
