Last year, the city’s housing authority announced plans to renovate Randolph Houses in Harlem, a block-long stretch of old law tenements on 114th Street between Frederick Douglass and Adam Clayton Powell Boulevards. Now NYCHA has filed alteration permits to combine 14 of those buildings into a single structure.
Property owner Hongwei Zhang, based in Little Neck, Queens, has filed applications for a three-story, two-unit residential building at 716 Ditmas Avenue, in southern Kensington, located seven blocks east of the F train. The building will total 3,173 square feet, and one unit will take up the first and second floors, while a second unit will occupy the third floor. Sugnam Chang’s Bensonhurst-based Basic Groups Corp. is the applicant of record.
Staten Island-based Andrew Esposito has filed applications for twin three-story, two-unit residential buildings spanning the lots at 322-326 Robinson Avenue, in Eltingville (on Staten Island’s South Shore). The four total residential units will average 960 square feet apiece, and each unit will have one off-street parking spot. Stanley Krebushevski’s SMK Architect is the applicant of record, and permits were filed in July to demolish the existing single-family home.
Pik Wan Cheng, doing business as Flushing-based Realty 188 LLC, has filed applications for twin two-story residential buildings spanning the lots of 206-07 – 207-09 48th Avenue, in southern Bayside. The development will total four residential units — two in each building — and units will each average 1,137 square feet each. Flushing-based Chang Hwa Tan is the architect of record, and permits were filed in July to demolish an existing 2.5-story structure.
Developer Moishe Loketch of the Loketch Group got a little press earlier this year when he talked to the Awl’s Brendan O’Connor about his two-year-old condo project in Canarsie, Loft 87. Now YIMBY has the first look at a very different sort of Loketch Group project—a three-story expansion of a low-slung storefront with apartments at 207 South 3rd Street in Williamsburg.
