Trio Finishes Construction at 27-19 Thomson Avenue in Long Island City, Queens

Construction is complete on Trio, a ten-story residential building at 27-19 Thomson Avenue in Long Island City, Queens. Designed by MY Architect PC and developed by Thomson Development, the 116-foot-tall structure will yield 30 units spread across 23,012 square feet, as well as 5,039 square feet of ground-floor retail space. Warner Construction Services was the general contractor for the project, which is located on trapezoidal plot bound by Thomson Avenue and 44th Drive.

90 Sands Street Affordable Housing Tower Opens in DUMBO, Brooklyn

Work is complete on 90 Sands Street, a 30-story residential tower in DUMBO, Brooklyn. Designed by Beyer Blinder Belle and developed by Breaking Ground, the project involved the redevelopment of the former Jehovah’s Witness Hotel and yields 491 units with a portion devoted to deeply affordable housing and supportive housing for the formerly homeless, as well as a 28,000-square-foot community facility and commercial space spanning the first and second floors and a public plaza at the corner of Sands and Jay Streets.

The William Macklowe Company and Senlac Ridge Partners have secured $142.9 million to complete a new mixed-use complex in Park Slope, Brooklyn. Located at 120 Fifth Avenue, the development will comprise two individual buildings with 180 rental units, amenity spaces, a CVS Pharmacy, and the borough’s first Lidl Supermarket.

540 Hudson Street’s Brick Façade Nears Completion in Greenwich Village, Manhattan

Façade work is nearing completion on 540 Hudson Street, a seven-story residential building in Greenwich Village. Designed by Morris Adjmi Architects and developed by Aurora Capital Associates and William Gottlieb Real Estate, the 63-foot-tall structure will yield 19 units spread across 48,535 square feet and 6,000 square feet of retail space on the ground floor and cellar. Titanium Construction Services is the general contractor for the property, which is also addressed as 111 Charles Street and is located at the corner of Hudson and Charles Streets.

New renderings from Urban Architectural Initiatives are the first to reveal Euclid Glenmore Apartments, an eight-story affordable housing property at 437 Euclid Avenue in East New York, Brooklyn. Designed by The Lantern Organization and Mega Contracting Group, which closed on $11.5 million in construction financing to complete the project, the building will comprise 135 units. A total of 81 units will be reserved for formerly homeless families, and the remainder for households at or below 60 percent area median income (AMI).

Summer has come and gone, and as New Yorkers roll back their clocks, YIMBY rolls out our latest quarterly report that analyzes in detail the trends behind three months’ worth of construction permit filings. In the period from July through September of 2022, the Department of Buildings registered a total of 769 new construction filings throughout New York City, which promise to add 7,217 units to the city’s residential and hotel stock. The permit numbers maintain the robust filing volume we have observed so far throughout the year, as even the quarter’s least-active months continue to far outpace the figures from last year.

Designed by Dattner Architects and developed by Trinity Financial and local non-profit group MBD Community Housing Corporation, the 300,000-square-foot structure will yield 277 affordable apartments, an educational facility, a health clinic, a supermarket, and a community cultural space.

Foundation Work Begins for RAMSA’s 14 Fifth Avenue in Greenwich Village, Manhattan

Foundation work is underway at 14 Fifth Avenue, the site of a 19-story residential building in Greenwich Village. Designed by Robert A.M. Stern Architects and Hill West Architects and developed by Madison Realty Capital, which purchased the 5,255-square-foot plot for $27.5 million in 2015, the 241-foot-tall structure will yield 20 condominium units. CM & Associates is the general contractor for the property, which is located between East 8th and East 9th Streets, just north of Washington Square Park.
