YIMBY’s 2022 Q2 Report Reveals Sustained Filing Volume from April Through June in New York City

Figures for new construction permit filings for New York City for the second quarter of 2022 are in, and YIMBY’s latest analysis reveals that a number of positive trends emergent in the year’s first quarter have continued at a sustained pace. During the period spanning April, May, and June, the Department of Buildings registered permit filings for a combined total of around 13.1 million square feet, which, among other uses, includes 9,997 residential and hotel rooms. Although the square footage of the average filing is slightly smaller compared to the first quarter, the 857 new permits filed in the second quarter almost exactly match the total of 862 filings in the previous quarter, with both figures substantially exceeding quarterly averages from the previous year. Construction is nearing completion on 181 Mercer Street, NYU‘s expansion in Greenwich Village. Designed by Davis Brody Bond and KieranTimberlake, the three-tower structure will yield 735,000 square feet and is expected to achieve LEED gold certification. Turner Construction Company is the general contractor for the property, which occupies a full block between Houston, Mercer, and Bleecker Streets and I.M. Pei’s University Village complex. The project is the culmination of more than a decade of planning and underwent numerous design changes before ground broke in 2018.

Construction Progresses on 378 and 389 Weirfield Street in Bushwick, Brooklyn

Construction is progressing on 378 and 389 Weirfield Street, a pair of five- and 12-story residential buildings in Bushwick, Brooklyn. Designed by Aufgang Architects and developed by Brooklyn-based The Horizon Group, the structures will yield more than 98,000 square feet and 105 rental units.

Permits Filed for 236 Gold Street in Downtown Brooklyn

Located between Tillary Street and Concord Street, the lot is in walking distance of the York Street subway station, serviced by the F train. Yisroel Greenfeld is listed as the owner behind the applications.

BRP Companies has secured a $378 million financial package to complete 90Ninety, a new mixed-use community in Jamaica, Queens. Located at 166-20 90th Avenue, the property sits across the street from the Jamaica Bus Terminal and will eventually deliver 614 mixed-income rental units, 25,000 square feet of ground-floor retail, and a 5,000-square-foot community space.

Construction Resumes on Extell’s 50 West 66th Street Skyscraper on Manhattan’s Upper West Side

Construction has resumed on 50 West 66th Street, a 69-story, 775-foot-tall residential skyscraper on Manhattan’s Upper West Side. Designed by Snøhetta and developed by Extell Development Company, the tower will yield 127 condominium units and claim the title of the tallest building north of 59th Street. YIMBY last reported that global investment entity Tennor Holding B.V. will help complete the edifice, which is being built on a plot located between Central Park West to the east, the intersection of Broadway and Columbus Avenue to the west, West 65th Street to the south, and West 66th Street to the north.

Renderings have been revealed for 50 Sussex Avenue, a 15-story building in Newark, New Jersey. Designed by 50 Sussex Avenue and developed by Tona Development, which won approvals to construct the project in 2021, the 150-foot-tall structure will yield 203 rental units and 2,000 square feet of commercial space. Available apartments will range from studio units up to two-bedroom floor plans.

425 Grand Concourse Completes Construction in Mott Haven, The Bronx

Construction is complete on 425 Grand Concourse, a 26-story mixed-use building in Mott Haven, The Bronx and one of the largest Passive House structures in the city. Designed by Dattner Architects and developed by Trinity Financial and MBD Community Housing Corporation, the 310,000-square-foot project yields 277 residential units, with 248 units for residents earning 30 to 130 percent of the area median income, as well as a supermarket, a community health center, a cultural center, and a 30,000-square-foot educational facility for CUNY’s Hostos Community College. Monadnock Construction served as the general contractor for the development, which is located between Grand Concourse to the east, East 144th Street to the south, Walton Avenue to the west, and Evelina Antonetty Playground and Hostos Community College to the immediate north.

Excavation, Foundations Underway at 1 Park Row in Financial District, Manhattan

Demolition is complete and below-grade work has commenced at 1 Park Row, site of a 23-story mixed-use building in the Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Los Angeles-based Parkview Financial last summer, the 103,000-square-foot structure will yield 58 condominiums in one-, two-, and three-bedroom configurations, along with 19,000 square feet of commercial office and retail space on the lower levels. MJM Associates Construction is the general contractor and 1 Park Row Development LLC is the owner of the property, which sits at the intersection of Park Row and Ann Street. Ancora Engineering is in charge of the support of excavation (S.O.E.) and foundations.
