Construction is in full swing at 23-02 42nd Road, the site of a 37-story mixed-use building in Long Island City, Queens. Designed by Fogarty Finger and developed by Werwaiss Properties, the 372-foot-tall structure will yield 230,000 square feet with 240 residential units spread across 163,000 square feet, as well as 10,000 square feet of commercial space and 91 parking spaces. Suffolk Construction Company is the general contractor for the property, which is located between 23rd and 24th Streets.

Preliminary renderings posted at a construction site in Prospect Lefferts Gardens, Brooklyn are the first to reveal a new, two-building multifamily development. The project is being developed by CroxDale Real Estate and will comprise two adjacent structures at 625 and 633 New York Avenue.

25-01 Queens Plaza North Rises Above Street Level In Long Island City, Queens

Crews have built up the first level of the reinforced concrete superstructure of 25-01 Queens Plaza North, the site of a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, which purchased the property for $63 million in 2021, the 311-foot-tall mixed-use project will yield 417 rental units with 124 reserved for affordable housing, as well as 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group is responsible for brick and CMU installation at the project, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

JLL Capital Markets Arranges $72.5M Construction Loan for 544 Carroll Street in Gowanus, Brooklyn

Avery Hall has closed on a $72.5 million construction loan to complete a new 17-story rental property at 544 Carroll Street in Gowanus, Brooklyn. The loan, provided by TD Bank, was arranged by JLL Capital Markets on behalf of Avery Hall and co-developers Declaration Partners and Bridge Investment Group.

Designed by Hill West Architects and developed by Carmel Partners, the 731-foot-tall tower will yield 921 units spread across 838,000 square feet and 17,400 square feet of ground-floor commercial retail space. Carmel Construction East is the general contractor for the property, which is bound by 43rd Avenue to the north, 44th Road to the south, 24th Street to the east, and 23rd Street to the west.

28-08 38th Avenue Surpasses Halfway Mark In Dutch Kills, Queens

Construction is in full swing at 28-08 38th Avenue in Dutch Kills, Queens. The reinforced concrete superstructure reached the halfway mark and is on its way to stand seven stories tall upon topping out and reportedly yield 50 rental units, retail space, and an art studio. Realty 38 LC is listed as the owner and IX Construction Inc. is the general contractor for the property, which is located at the corner of 38th Avenue and 28th Street. The 12,933-square-foot site was once home to a single-story 8,935-square-foot commercial warehouse building, two three-story mixed-use residential and office structures totaling 6,968 square feet, and an open-air driveway measuring 1,674 square feet. An architect and developer were not listed.

Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 1,000-foot-tall reinforced concrete skyscraper will yield 415,000 square feet with 98 condominium units, as well as commercial space on the lower floors and four cellar levels. Charles & Co. is the interior designer, WSP is the structural engineer, DeSimone Consulting Engineers is the façade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.
