Construction is rising on 33 Franklin Street, a seven-story residential building in Greenpoint, Brooklyn. Designed by StudiosC and developed by Yidel Hirsch under the Franklin 33 LLC, the 80-foot-tall structure will yield 95,000 square feet with 80 units, with a portion dedicated to affordable housing, as well as ground-floor retail space and parking for 32 vehicles. The property is alternately addressed as 82 Calyer Street and is bound by Calyer Street to the north, Quay Street to the south, and Franklin Street to the east.

Beach 21 Affordable Housing Project Completes Construction at 10-47 Beach 21st Street in Far Rockaway, Queens

Construction is complete on Beach 21, a ten-story affordable housing building at 10-47 Beach 21st Street in Far Rockaway, Queens. Developed by The Community Builders with support from New York City’s Economic Development Corporation, Department of Housing Preservation and Development, and Housing Development Corporation, the structure yields 224 units reserved for New Yorkers earning 40 to 80 percent area median income (AMI) and 23 units for the formerly homeless, as well as 28,000 square feet of ground-floor retail and community space including a daycare center. The project is part of the city’s Downtown Far Rockaway Revitalization Plan and is located between Mott Avenue to the north and Cornaga Avenue to the south.

Madison House’s Retail Podium Nears Completion at 126 Madison Avenue in NoMad, Manhattan

Construction is finally coming to a close on Madison House, a 62-story residential skyscraper at 126 Madison Avenue in the Midtown, Manhattan district of NoMad. Designed by Handel Architects and developed by Fosun Group and JD Carlisle, the 805-foot-tall structure yields 199 condominiums with sales led by Douglas Elliman Development Marketing. The property is alternately addressed as 15 East 30th Street and rises from a plot bound by East 31st Street to the north, East 30th Street to the south, and Madison Avenue to the east.

Construction Ramps Up on Terminal Warehouse Renovation at 261 Eleventh Avenue in West Chelsea, Manhattan

Construction is full swing on the Terminal Warehouse, a seven-story commercial conversion at 261 Eleventh Avenue in West Chelsea, Manhattan. Designed by COOKFOX Architects and developed by L&L Holding Company and Columbia Property Trust, the $1.25 billion project will overhaul the 121-year-old warehouse structure and yield a mix of Class A office suites, retail space, and dining options. L&L and Normandy Real Estate Partners purchased the Terminal Warehouse in 2018 for $880 million, and CBRE helped to arrange construction funding from the Blackstone Real Estate Debt Strategies platform, Goldman Sachs, KKR, and Oaktree Capital Management. New Line Structures & Development is the general contractor for the property, which is bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and West Street to the west.

Renderings have been revealed for Logan Fountain, a 13-story affordable housing property at 265 Logan Street in Cypress Hills, Brooklyn. Designed by MHG Architects and developed in collaboration by The Hudson Companies, The Jericho Project, and HELP US, which recently closed on a $215 million financing package for construction, the 327,000-square-foot structure will yield 174 units and 7,677 square feet of ground-floor retail space. The property is bound by Atlantic Avenue to the north, Fountain Avenue to the east, and Logan Street to the west.

Foster + Partners, Epstein Announced as Architectural Advisors for Port Authority’s Midtown Bus Terminal in Times Square, Manhattan

The Port Authority of New York and New Jersey has selected Foster + Partners and Epstein to help reimagine Manhattan’s 72-year-old Midtown Bus Terminal in Times Square. The replacement project will create a new terminal for New York City buses, dedicated spaces for intercity buses, staging areas, electric vehicle charging stations, outward-facing retail, and 3.5 acres of public green space.

LPC Approves 20-Story Redevelopment at 251-253 Fifth Avenue in NoMad, Manhattan

The Landmarks Preservation Commission has approved a large-scale redevelopment project at 251-253 Fifth Avenue in NoMad, Manhattan. Led by TRA Studio Architecture, the project entails the demolition of a low-rise building at 253 Fifth Avenue, the construction of a new 20-story tower in its place, the restoration of a neighboring building at 251 Fifth Avenue, and the integration of both buildings into a singular structure.

Curtain Wall Installation Begins on 606 West 30th Street in Hudson Yards, Manhattan

Curtain wall installation has begun on 606 West 30th Street, a 42-story residential skyscraper along the border of Hudson Yards and West Chelsea, Manhattan. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the 545-foot-tall structure will yield 312,350 square feet, with 192,780 square feet of residential space and 14,240 square feet of commercial space. The building is known as Tower B in a two-skyscraper development along with the adjacent 601 West 29th Street from FXCollaborative and Douglaston Development. Hudson 37 LLC is the general contractor for the property, which is located between Eleventh Avenue and West Street.

555 Greenwich’s Brick Façade Installation Progresses in Hudson Square, Manhattan

Brick façade installation is progressing on 555 Greenwich, a 16-story commercial building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by Hudson Square Properties, a joint venture from Trinity Church Wall Street, Hines, and Norges Bank Investment Management, the new 270,000-square-foot structure will connect to the adjacent 345 Hudson Street via a horizontal overbuild to yield a combined 715,000 square feet of office space. Tishman Construction is the general contractor for the property, which is bound by King Street to the north, Charlton Street to the south, and Greenwich Street to the west.

PENN 2’s Renovations Continue at 2 Penn Plaza in Midtown, Manhattan

Renovation work is progressing on PENN 2, a 31-story commercial building at Two Penn Plaza in Midtown, Manhattan. Designed by MdeAS Architects and developed by Vornado Realty Trust, the project involves the full re-cladding and interior modernization of the 412-foot-tall, 1.61-million-square-foot mid-century office building, and is part of the ten-skyscraper Penn District revitalization plan. Turner Construction Company is the general contractor for the property, which is located along Seventh Avenue between West 31st and 33rd Streets, directly adjacent to Penn Station and Madison Square Garden.
