One Boerum Place Nears 21-Story Parapet in Downtown Brooklyn

Construction on One Boerum Place in Downtown Brooklyn is getting close to topping out. The 21-story mixed-use condominium building is rising from a narrow triangular-shaped parcel bound by Boerum Place, Red Hook Lane, and Fulton Street. The project is designed by SLCE Architects and is being developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, which acquired a $165 million construction loan from Jutland Finance. The total cost is expected to be around $250 million.

YIMBY checked in on 570 Fulton Street in Downtown Brooklyn, the site of an approved 550-foot-tall mixed-use skyscraper. Designed by Hill West Architects and developed by Slate Property Group, the glass- and metal-clad tower will contain a mixture of market-rate apartments, affordable housing, retail, and office space.

Tishman Speyer Confirms 530,000-Square-Foot Lease at The Spiral in Hudson Yards

Developer Tishman Speyer and Debevoise & Plimpton LLP have finalized negotiations for a massive 530,000-square-foot office at 66 Hudson Boulevard, aka The Spiral. The global law firm expects to relocate its headquarters from 919 Third Avenue in the second half of 2022. With this latest transaction, Tishman Speyer has now successfully pre-leased 54 percent of the building.

Front & York’s Residential Towers Begin to Rise Above Podium Level in DUMBO, Brooklyn

Construction on the full-block development at Front & York is swiftly ascending at 85 Jay Street in DUMBO, Brooklyn. Designed by Morris Adjmi Architects and developed by CIM Group and LIVWRK, the the 1.1-million-square-foot residential project will rise 21 stories and yield 728 apartments that start around $950,000.

540 Fulton Street, designed by Marvel Architects

Installation Begins on 540 Fulton Street’s Façade in Downtown Brooklyn

Installation has begun on the first portions of the glass curtain wall of the main profile at 540 Fulton Street, a mixed-use skyscraper in Downtown Brooklyn. Located at the corner of Fulton Street and Flatbush Avenue, work on the 511-foot-tall reinforced concrete structure topped out in the fourth quarter of 2019. The 43-story building is designed by Marvel Architects and developed by Jenel Management. The project will contain 330,000 square feet, with 71,844 square feet allocated to commercial use and 22,054 square feet designated for retail on the lower floors. The remaining 239,142 square feet will be spread across 327 residential units. Zebian International Facade Solutions is the manufacturer for the curtain wall.

A local development team is in pursuit of amendments to existing zoning ordinances to facilitate the construction of a three-building development in Borough Park, Brooklyn. Located on a multi-lot assemblage at 1501-1555 60th Street, the complex would replace a cluster of low-rise properties including a small medical office, warehouses, an automotive shop, minor residential properties, and associated parking areas.

The Cappelli Organization, a development firm based in Valhalla, NY, has revealed new proposals for a 28-story mixed-use building in Downtown New Rochelle. Located at 247 North Avenue, the site spans nearly 25,000 square feet and is currently occupied by a surface-level parking lot and a low-rise commercial building.

Construction is around two-thirds of the way to the parapet at 800 Flatbush Avenue, aka Caton Flats, in Flatbush, Brooklyn. Work has moved along rapidly on the 255-unit affordable housing complex since construction began in May of 2019. The mixed-use development will also house the Flatbush-Caton Market, which originally occupied the site and is temporarily operating a few blocks south at 2184 Clarendon Road. The project is designed by Magnusson Architecture and Planning and developed by the Department of Housing Preservation and Development, the Housing Development Corporation, the Caribbean-American Chamber of Commerce and Industry, and the BRP Companies.

City Officials Approve $2.5 Billion Waterfront Development in Sayreville, New Jersey

The Sayerville Planning Board has approved construction of a waterfront community that will soon become one of the largest redevelopment projects in New Jersey history. Known simply as Riverton, the multi-phase development will occupy 418 acres near the Driscoll Bridge along the Raritan River.
