Exterior Work Continues on Bjarke Ingels’ The XI in Chelsea

The stone façade is continuing to ascend the twisting superstructures of The XI. The unique pair of reinforced concrete towers is designed by Bjarke Ingels of Bjarke Ingels Group and stands immediately to the west of the High Line in the Manhattan neighborhood of Chelsea. The 36- and 26-story structures topped out in March and will contain 236 condominiums and a 137-room Six Senses Hotel Resorts Spas, the first location in the United States. HFZ Capital Group is the developer of the 908,250-square-foot project, while Omnibuild is in charge of the ongoing construction at 76 Eleventh Avenue. Douglas Elliman is handling sales and marketing for the residences.

City Officials Greenlight a 24-Story Residential Redevelopment in New Rochelle

The New Rochelle Planning Board has unanimously approved a multi-phase residential development in the city’s downtown. The scope of work includes a partial demolition at 255 Huguenot Street to make way for a 24-story building and a subdivision of the existing lot to create a new public through street to be named Sherwood Place.

A trio of rental buildings is now complete near the southern boundary of Williamsburg, Brooklyn. Located at 20, 24, and 26 Marcy Avenue, the buildings share a corrugated metal façade that gives the appearance of one unified structure.

GF55 Partners and Urban Standard Capital have revealed detailed renderings of both interior and exterior components of 31 Lispenard Street in Tribeca. The project team first appeared before the Landmarks Preservation Commission to facilitate construction of the seven-story building located on the corner of Church and Lispenard Streets. If approved, the structure is expected to comprise 12,603 square feet. This includes ground-floor retail spanning 1,031 square feet and 10,362 square feet of residential area above.

Nordstrom’s Manhattan Flagship Store Officially Opens for Business in Central Park Tower

The seven-story Nordstrom flagship at the base of Central Park Tower, aka 217 West 57th Street, is finally open for business. Thursday, October 24 marked the official opening of the massive 320,000-square-foot store, its largest in New York. The main doors are located along West 57th Street underneath the wavy, transparent glass curtain wall. James Carpenter Design Associates is the designer for the store, collaborating with Nordstrom’s inhouse design team to work with architects, CallisonRTKL. Extell is the developer of the 1,550-foot-high Adrian Smith + Gordon Gill-designed supertall. This is the first portion of the property that is finished.

One Wall Street’s Whole Foods Market Retail Space Continues Taking Shape in Financial District

The residential conversion of One Wall Street is continuing above the streets of the Financial District and is the largest office-to-condominium conversion project in New York City real estate history. Down at street level, work is moving along on the upcoming 44,000-square-foot Whole Foods Market that will open at the corner of Broadway and Exchange Place. The glass curtain wall addition protrudes from the mid-20th century annex of the property and will also include a Life Time fitness center on the second floor. SLCE Architects is the architect of record, and Macklowe Properties is the developer of the $1.5 billion project. CORE is handling sales and marketing of the planned 566 residential units above the new retail space.

Proposal for Terminal Warehouse Renovations Returns to the Landmarks Preservation Commission

COOKFOX will again present proposals to the city’s Landmark Preservation Commission to facilitate a transformative renovation of Terminal Warehouse in West Chelsea, Manhattan. The former warehouse building occupies an entire city block spanning Eleventh to Twelfth Avenues and 27th to 28th Streets. When renovations are complete, the property will debut as Central Stores, a mixed-use complex.

Rendering Revealed for 1100 Avenue of the Americas’ Glass Recladding, in Midtown

Preparations are underway for the glass recladding of 1100 Avenue of the Americas, a 15-story office building located across from Bryant Park at the corner of West 42nd Street and Sixth Avenue. Brookfield Properties is the current developer of the 386,190-square-foot structure, whose renovations include the replacement of its old reflective glass façade with a lighter, more transparent curtain wall on all sides. MdeAS Architects is the designer of the new envelope and the featured rendering. Once reopened, the structure will yield 357,940 square feet of commercial office space in addition to 11,239 square feet of ground-floor retail area. Aecom Tishman is the general contractor.

GreenbergFarrow’s 12-Story Development at 646 Eleventh Avenue Passes Halfway Mark in Hell’s Kitchen

Construction has passed the halfway point on 646 Eleventh Avenue, a full-block, mixed-use residential development in Hell’s Kitchen. GreenbergFarrow is the designer of the 12-story structure, which will feature an auto dealership and 40,000 square feet of retail space on the ground floor, 222 units spread over 161,000 square feet, 60 for-sale storage units, and will aim for LEED certification. Ironstate Development, CB Developers, and SK Development Group are the developers of the 30,000-square-foot property and purchased the lot for $93 million in the summer of 2018. The site, which is located between West 47th Street and West 48th Street, was once a two-story Lexus auto dealership.
