Foundation Work Underway for 63-Story, 124-Unit Mixed-Use Tower at 138 East 50th Street, Midtown East

Excavation work is nearly complete and construction has started on the foundation of the planned 63-story, 124-unit mixed-use building at 138 East 50th Street, in Midtown East. The latest photo was captured by YIMBY Forums user ILNY/NY Construction Photography. The most recent building permits indicate the project will rise 803 feet above street level and measure 253,222 square feet. There will be 4,588 square feet of retail space across the cellar and ground floors. The residential units, condominiums, should average 1,706 square feet apiece. The number of units listed on permits, 124, is up quite a bit from what YIMBY reported a year ago, 91, when renderings were revealed. Ceruzzi Properties is the developer and Pelli Clarke Pelli Architects is the design architect. SLCE Architects is the architect of record. Completion in 2018 is probable.

Reveal For Seven-Story, Five-Unit Mixed-Use Building At 3 East 3rd Street, East Village

Yesterday, YIMBY reported on applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, located on the western end of the East Village. Real Estate Weekly managed to get their hands on a rendering of the project, which is to be developed by Brooklyn-based Barrett Design. Alex Barrett, the firm’s architect, is designing the project in-house. The project will include a 3,135-square-foot retail condo spanning three levels, including the ground floor. Above that, there will be four full-floor condominiums and a duplex penthouse. The developer has secured $6.9 million in financing for the acquisition of the site. A three-story commercial building must first be demolished.

Eight-Story, 143-Unit Mixed-Use Building Tops Out at 504 Myrtle Avenue, Clinton Hill

Since it stood two stories in height in April, the eight-story, 143-unit mixed-use building under development at 504 Myrtle Avenue, in northern Clinton Hill, has topped out. The latest photo comes via prolific construction chronicler Tectonic. The most recent building permits indicate the project grew slightly compared to filings retrieved for YIMBY’s April update. The structure now encompasses 125,585 square feet and has gained two units (up from 141). The ground floor will host 20,304 square feet of retail space, while the floors above will contain rental apartments, averaging 736 square feet apiece. Twenty-eight of them will rent at below-market rates through the affordable housing lottery. Silverstone Property Group and Madison Capital Realty are the developers. HTO Architects is behind the architecture and completion is scheduled for 2017.

Seven-Story, Five-Unit Mixed-Use Building Filed at 3 East 3rd Street, East Village

The Brooklyn-based development and design firm Barrett Design has filed applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, on the western end of the East Village, a few steps from Bowery. The new building will measure 17,520 square feet. It will host 3,135 square feet of retail space across the cellar, the ground floor, and an upper mezzanine level. There will be full-floor residential units on the second through fifth floors, followed by a duplex penthouse on the sixth and seventh floors. The penthouse will sport an exclusive roof terrace. Private residential storage space will be available to all units. Averaging 2,101 square feet apiece, the apartments will very likely be condos. The 40-foot-wide, 3,055-square-foot lot is occupied by a three-story commercial building. Permits were filed in August to demolish it.
