Conversion of 51-Story One Wall Street Makes Headway As Work Progresses for The Financial District’s First Whole Foods

One Wall Street is in the midst of a huge $1.5 billion makeover as the 51-story Art Deco gem is converted from office use into 566 residential units, topped with a triplex that may fetch $40 million. At street level, significant activity can be seen, as parts of the facade have been removed to make way for the retail section in the building that will bring a Whole Foods to the Financial District.

On Wednesday, September 26^th, a new, permanently affordable housing block will break ground in Brooklyn’s Brownsville neighborhood. Located on a corner lot at 3 Livonia Avenue, “Edwin’s Place” is designed by renowned American architect Robert A.M. Stern for non-profit developer Breaking Ground and the African American Planning Commission.

While Central Park Tower has overshadowed its presence across Midtown, that hasn’t taken away from the attraction for this park-bound limestone real estate. Earlier last week, YIMBY got the opportunity to see the mountainous Midtown neighborhood, the rising towers in Queens, and the Upper East Side from the penthouse of 252 East 57^th Street. The full-floor apartment had two terraces on the Northwest and Southeast edges of the building, from which we were given an eye-to-eye look at several high-rises on the rise.

A new rendering has been revealed for 555 West 22nd Street, owned by Related Companies, confirming YIMBY’s last report on its future as a residential building. The West Chelsea lot is currently occupied by low-rise commercial and residential structures as well as a U-Haul lot, however demolition permits were filed in February of last year. Related acquired these properties and adjacent air rights for a total of $234 million.

Stern Architects-designed 250 West 81st Street as it was just climbing above street level, at West 81st Street and Broadway, on the Upper West Side. New renderings for the project have since appeared, giving a substantially better view of what the classically-minded new development will look like, and the pace of construction has also picked up, as per the latest photos from Chused.

The blocks of Greenwich Village are perhaps the most difficult spot for new development in all of New York City, but according to a tipster, that hasn’t gotten in the way of Madison Realty Capital’s plans to put a new tower at 14 Fifth Avenue, between West 8th and West 9th Streets. Plans have been created for the site by Robert A.M. Stern Architects, and while they have yet to receive approval from the Landmarks Preservation Commission, the new building would be both prominent, and attractive.

While the Upper West Side rarely sees new developments, a few blocks in the upper 70s and lower 80s have recently sprouted several modestly-sized but impeccably-designed towers. Now, another is in the works, as Alchemy Properties and Carlyle Group’s 18-story condominium project at 250 West 81^st Street has risen above ground. The building will be yet another attractive, masonry-clad high-rise designed by Robert A.M. Stern Architects.
