Rockrose Development is taking over Long Island City, and today, YIMBY has fresh renderings for the firm’s newly-topped-out 50-story tower at 43-25 Hunter Street, which has been named Hayden.
As warm weather ushers the beginning of March, Rockrose Development’s 43-25 Hunter Street in Long Island City stands over 35-stories-tall. At 509 feet, the tower will become the fourth tallest in Queens upon its completion in 2017, when its 974 units will make it one of the city’s largest residential buildings.
In 2012, Rockrose Development acquired the commercial building at 528-534 West 39th Street, in the Hudson Yards District, effectively completing a full-block, 73,793-square-foot assemblage between Eleventh Avenue and Hudson Boulevard. The developer has now begun the Urban Land Use Review Procedure (ULURP) that could grow the development potential of the site – also known as 476 Eleventh Avenue – from roughly 500,000 square feet as-of-right to 1.4-million square feet, The Real Deal reports. A mixed-use building with a total 528 residential units and roughly one million square feet of commercial space could be built if the site’s development potential is maxed out. Existing four- and two-story commercial buildings must first be demolished.
It was in August that YIMBY last brought you a construction update on the two-tower, 974-unit mixed-use development under construction at 43-25 Hunter Street, in Long Island City. At the time, the smaller 14-story building just topped out and the larger building was a story above street level. Fast forward to today and the 50-story portion is now 27 stories in height, exceeding its halfway point, as reported by The Court Square Blog. Curtain wall installation is also well underway on both structures, and work appears to have already transitioned to the interior at the 14-story building. The entire project will encompass 921,592 square feet, although 726,305 square feet will be used as residential space. Units will average 787 square feet apiece and 20 percent of them will rent at below market-rates. In addition, 18,800 square feet of retail space will be located on the ground floor. SLCE Architects is designing and Rockrose Development Corp. is behind the project. Completion is targeted for the summer of 2017.
Rockrose closed on $270 million worth of financing last month for its two-tower, 974-unit development at 43-25 Hunter Street in Long Island City, and now the complex is rising fast near Court Square and Sunnyside Yards.
