Permits have been filed for a ten-story commercial and community facility building at 30 Thompson Street in Soho, Manhattan. Located between Grand Street and Watts Street, the lot is near the Canal Street subway station, serviced by the 1 train and the Spring Street station, serviced by the C and E trains. DHA Capital is listed as the owner behind the applications. Previous plans for the site include a condo project designed by Karim Rashid.

The Spence School, a private, all-girls school for grades K-12 on the Upper East Side, has filed applications for a six-story, 56,720-square-foot building at 412 East 90th Street, located in Manhattan’s Yorkville section. The facility appears to be geared towards athletics, featuring a two-story gymnasium, squash courts, an exercise room, training rooms, locker rooms, and laundry facilities. There will also be a administrative offices on the ground and third floors, a student cafe on the third floor, and a single classroom and a greenhouse on the sixth floor. The 83-foot-tall structure will be designed by Rogers Partners Architects. The 150-foot-wide, 15,000-square-foot site is occupied by a two-story parking garage. Demolition permits have not been filed.
Renderings have been revealed of the the Madison Square Boys & Girls Club, a four-story, 45,182-square-foot community facility planned at 250 Bradhurst Avenue, located on the corner of West 155th Street in Harlem. The facility, geared to children ages six through 18, will feature a production studios, a fitness center, educational spaces for tutoring and studying, a screening room, tech labs, and dining areas and lounges. The 60-foot-tall structure is designed by Rogers Partners. The 14,500-square-foot site is currently vacant, although it’s unclear when construction is expected to begin. YIMBY reported on the initial new building applications when they were filed in July.
Connecticut-based Stoneleigh Capital has reportedly signed a letter of intent with the New York City Economic Development Corporation to head the redevelopment of the four-story Battery Maritime Building, an individual landmark located at 10 South Street, in the Financial District. According to Politico New York, the new developer replaces the Dermot Company, who was selected in 2006 to transform the building into a hotel but never completed the project. The conversion is currently a little more than halfway complete. Once finished by the end of 2017, it will include a 60-plus-key boutique hotel, a restaurant and bar on the rooftop, and pubic space in the Grand Hall. Part of the building is still used to launch ferries to Governors Island. Rogers Partners originally designed the project, but when the project resumed after the last economic downturn it was subsequently re-designed for a new program by Ismael Leyva Architects, who also took the building through multiple agency approvals and finally into construction.
With formwork about to rise above ground level at Nordstrom Tower, the Smith + Gill-designed supertall’s plans seem to be finalized, pending possible adjustments at the very top. But other renderings for Extell’s site were created by several firms during the RFP process, and we now have images of proposals by Foster + Partners and Rogers Stirk Harbour + Partners. While they will remain unbuilt, both versions of the building offer fantastical takes on the future of Midtown in their own right.
