229 Hawthorne Street, between Rogers and Nostrand avenues in Brooklyn’s Prospect Lefferts Gardens, is set for a new development. Applications filed with the DOB show that the new 16-story structure will have 13,510 square feet of residential space, to be divided amongst nine units, translating into an average size of 1,500 square feet. That means condominiums are exceedingly likely, and several of the residences will take up multiple floors. Victor Suben of Royal Engineering, P.C. is the architect of record, and Allen Shahipour, of Amona Realty Group, is listed as the developer. Demolition permits for the existing two-story home were filed back in March.

Brooklyn-based United Developers has filed applications for a four-story, eight-unit residential building at 163 MacDougal Street, in Ocean Hill. The project will measure 7,104 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. There will be two unit across each above-grade floor. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide, 2,500-square-foot lot is vacant. Last year, the same developer renovated the three-story townhouse next door, at 165 MacDougal Street, into three apartments.

The other building will measure 5,500 square feet and contain six units, averaging 733 square feet apiece. Both buildings will likely contain rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot assemblage is vacant.
