The project will measure 10,548 square feet and its residential units should average 987 square feet apiece, which means the units could either be rentals or condominiums. There will be a total of eight off-street parking spaces. Oscar M. Fuertes’s Bayside-based OMF Architecture is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently vacant. A two-story house occupied the site until July. The Beach 98th Street stop on the A train and Rockaway Park Shuttle is two blocks away.

Quill has filed applications for a three-story, three-unit residential building at 228 Beach 109th Street, in Seaside, located along the Rockaways in Queens. It will contain 1,972 square feet of residential space, which means the residential units should average 657 square feet apiece, indicative of rental apartments. They would be located on two floors above a flood-resistant ground floor. Financial District-based CSA Group is the architect of record. An existing two-story house must first be demolished. Demolition permits haven’t been filed. The Beach 105th Street stop on the A and Rockaway Park Shuttle trains is three blocks away.
Property owner Samuel Delaney has filed applications for a two-story, three-unit residential building at 230 Beach 109th Street, in Seaside, Queens, three blocks from the Beach 105th Street stop on the A and S trains. The building will total 2,640 square feet, which means units will average 880 square feet apiece. Great Neck-based Meltzer/Costa & Associates is the architect of record. The project is being built under the post-Sandy Build It Back program, and an existing two-story building must first be demolished.
Community Healthcare Associates, doing business as Cha Properties, has filed applications for a four-story, 49,228 square-foot community health care facility at 105-20 Rockaway Beach Boulevard, in the Seaside section of the Rockaways, right below the Beach 105th Street stop on the A and S trains. The building will incorporate the entire block, and the existing supermarket will have to be demolished. The Schedule A has offices occupying all four levels, and Englewood, NJ-based Ronald Schmidt is the architect of record.
