A Great Neck, N.Y.-based company has filed applications for two two-story, two-family houses at 710-714 Wortman Avenue, located on the corner of Pine Street, on East New York’s eastern end. The new buildings will each measure 3,780 square feet and their full-floor units should average 1,260 square feet apiece, indicative of family-sized configurations. There will be a total of four off-street parking spaces. Sion Hourizadeh’s Floral Park, N.Y.-based Sion Consulting Engineering is the applicant of record. The 6,200-square-foot site is vacant.

Jacob Movtady, doing business as an anonymous LLC, has filed applications for an eight-story, 18-unit residential building at 263 Franklin Avenue, in western Bedford-Stuyvesant, located two blocks from the Bedford – Nostrand Avs. stop on the G train. The entire project will measure 16,493 square feet and 11,284 square feet of that will be residential space. That means units will average a rental-sized 627 square feet apiece. The residential lobby and recreational space will be located on the ground floor and retail space will occupy the cellar. Floral Park-based Sion Consulting Engineering is the applicant of record. The 40-foot-wide lot is currently vacant.
Joshua Dardashtian, of Pinnacle Real Estate Ventures, has filed applications for two four-story, multi-family residential buildings spanning the lots at 1506-1508 New York Avenue, in East Flatbush, near Brooklyn College. Each building will have nine apartments, averaging only 590 square feet apiece, which is strongly indicative of rentals. Sion Consulting Engineering is the applicant of record, and the site’s former 2.5-story structure was demolished this past May.
Pinnacle Real Estate Ventures has filed applications for a four-story, seven-unit residential building at the vacant lot at 341 Fenimore Street, in Prospect Lefferts Gardens. The project will measure 8,325 square feet, which translates into an average unit size of 1,190 square feet. Sion Consulting Engineering is the applicant of record, and the site’s two-story predecessor was demolished in 2011.
Eran Tourgeman, doing business under 635 Holding Corp, has filed applications for a four-story, two-unit mixed-use building measuring 4,520 square feet at the vacant lot 731 Greene Avenue, in central Bedford-Stuyvesant. Sion Hourizadeh, of Sion Consulting Engineering is the architect of record, and the former three-story building was demolished in 2009.
