Reveal for OMA-Designed 18-Story, 133-Unit Mixed-Use Project at 121 East 22nd Street, Gramercy

In May, schematic drawings offered a first glimpse of the Office of Metropolitan Architecture-designed 18-story, 133-unit mixed-use complex at 121 East 22nd Street (a.k.a. 122 East 23rd Street), in Gramercy. A rendering has now been revealed of the main 18-story tower portion, to rise on the corner of East 23rd Street and Lexington Avenue, Archdaily reported. The latest building permits indicate the complex, comprised of 18- and 13-story components, will encompass 275,387 square feet, unchanged from May. There will be 12,125 square feet of retail space on the ground floor. The units above will be condominiums ranging from studios to five-bedrooms, averaging 1,492 square feet apiece. Toll Brothers City Living is the developer and SLCE Architects is the architect of record. The block-thru site has been cleared of its four-story predecessors. Completion is expected in 2018.

Foundation Work Underway for 63-Story, 124-Unit Mixed-Use Tower at 138 East 50th Street, Midtown East

Excavation work is nearly complete and construction has started on the foundation of the planned 63-story, 124-unit mixed-use building at 138 East 50th Street, in Midtown East. The latest photo was captured by YIMBY Forums user ILNY/NY Construction Photography. The most recent building permits indicate the project will rise 803 feet above street level and measure 253,222 square feet. There will be 4,588 square feet of retail space across the cellar and ground floors. The residential units, condominiums, should average 1,706 square feet apiece. The number of units listed on permits, 124, is up quite a bit from what YIMBY reported a year ago, 91, when renderings were revealed. Ceruzzi Properties is the developer and Pelli Clarke Pelli Architects is the design architect. SLCE Architects is the architect of record. Completion in 2018 is probable.

New Details Revealed of Planned 500,000-Square-Foot Office Tower at 420 Albee Square, Downtown Brooklyn

YIMBY revealed preliminary renderings of a planned office building at 420 Albee Square, in Downtown Brooklyn, when the New York City Economic Development Corporation announced the project back in November of 2015. Now, new details are emerging. Dubbed One Willoughby Square, it will measure roughly 500,000 square feet. Kohn Pedersen Fox is responsible for the design, although the final vision is still to be determined, the Wall Street Journal reported. It’s unclear how many floors there will be or how high the building will rise since new building applications have yet to be filed. The developers, JEMB Realty and Forest City Ratner Companies, are currently seeking an anchor tenant. Construction is expected to begin in 2017. The 22,840-square-foot site is currently vacant.

Foundation Work Underway for 49-Story, 483-Unit Mixed-Use Tower at 118 Fulton Street, Financial District

Foundation work is well underway, now that concrete has been poured, for the planned 49-story, 483-unit mixed-use tower under development at 118 Fulton Street, in the Financial District. The construction progress can be seen thanks to a photo posted to the YIMBY Forums. The new building will eventually encompass 510,928 square feet and stand 574 feet above street level, as YIMBY reported back in July, when an updated rendering was revealed. There will be 5,366 square feet of commercial-retail space across the ground and second floors. The residential units, rental apartments, should average 975 square feet apiece, and will be accompanied by a slew of amenities. Carmel Partners is the developer and SLCE Architects is the architect of record. Completion can probably be expected in 2018.
